&lt;p&gt;The standard fixed-rate mortgage formula is:&lt;/p&gt;

&lt;p&gt;M = P × [r(1+r)^n] ÷ [(1+r)^n − 1]&lt;/p&gt;

&lt;p&gt;Here:&lt;/p&gt;

&lt;ul&gt;
&lt;li&gt;P is the loan principal&lt;/li&gt;
&lt;li&gt;r is the monthly interest rate&lt;/li&gt;
&lt;li&gt;n is the total number of monthly payments&lt;/li&gt;
&lt;/ul&gt;

&lt;p&gt;The annual interest rate must be divided by 12, and the loan term in years must be multiplied by 12.&lt;/p&gt;

&lt;p&gt;For example, a $300,000 loan at 6.5% annual interest for 30 years has an estimated principal-and-interest payment of about $1,896 per month.&lt;/p&gt;

&lt;p&gt;Property taxes, insurance, HOA fees, and lender charges may increase the final payment.&lt;/p&gt;

&lt;p&gt;For example, if monthly debt payments are $1,500 and gross income is $5,000:&lt;/p&gt;

&lt;p&gt;$1,500 ÷ $5,000 × 100 = 30%&lt;/p&gt;

&lt;p&gt;When building a DTI calculator, the main inputs are monthly income and recurring debt payments. The calculator should validate the values, calculate the percentage, and clearly explain that lender requirements can vary.&lt;/p&gt;
