A practical checklist for trusting a home-cost guide page

Most "cost guide" pages fail in the same three ways: they quote a single national number, they hide what is included, and they never say when the number does not apply.

I have been building small independent cost guides, and this is the checklist I now use before trusting one.

 1. Is the scope written down?

A fence quote is not one number. It is length, height, material, gates, footings, removal and permits. A page that says "$20–$50 per foot" without those line items is not a guide; it is a headline.

 2. Does it separate material, labour and site work?

On a sloped yard, labour and footings can move the total more than the material choice. A useful page lists the line items separately so you can compare two quotes without comparing two different scopes.

 3. Does it state the assumptions?

"Typical" is not an assumption. A real assumption sounds like: 30 m of flat ground, 1.8 m high, one gate, old fence removed. If the page does not state the job, you cannot tell whether the number applies to your job.

 4. Does it avoid fake precision?

A range is more honest than a false exact number. If every price ends in a precise dollar amount with no source and no date, treat it as a template, not data.

 5. Does it tell you when to stop and get an engineer or a permit?

Some work is not a cost question. Retaining walls, structural changes and pool barriers often need an engineer, a permit or both. A good guide says so before the number.

 A worked example

I use this structure on a fence cost guide and a foundation repair cost guide: scope, line items, assumptions, range and the point where you need a professional. The point is not to replace a quote. The point is to make two quotes comparable.

If you publish cost content, the same rule applies: write the scope before the number. Readers can forgive a range. They cannot forgive a number that hides what it excludes.
