Plenty of self-employed borrowers don't run everything through one account. There's a business checking account, maybe a second one for a different line of work, a savings account the business sweeps money into, and a personal account the owner pays themselves from. When that borrower applies for a bank statement loan, two questions come up fast: which of those accounts can be used, and how do you add them up without counting the same dollars twice?

This guide covers what a few published program documents say about using more than one account, why transfers between accounts are the usual problem, and how to check a multi-account package before you submit.

This is educational, not underwriting, legal, tax or accounting advice. Requirements vary by lender and program. The rules quoted below come from specific published documents as of the date checked. Always work from the current guidelines for your program.

Why more accounts means more room for error

Each extra account adds statements to collect, months to line up and deposits to review. It also adds a quieter risk. When money moves from one of the borrower's accounts to another, it shows up as a withdrawal on one statement and a deposit on the other. If you total deposits across every account without taking those transfers out, the same dollars get counted twice, and the income figure comes out higher than the business actually earned.

That's why the published documents below say as much about transfers as they do about how many accounts are allowed.

 What published program documents say

The documents differ on whether multiple accounts are allowed, whether personal and business accounts can be mixed, and which transfers count.

Program document

What it says

Source

Newfi Correspondent, Delegated Plus NQM Product Matrix

For Business Bank Statement (BBS) income and for Co-Mingled Bank Statement income (personal account used for business), the matrix says: "Multiple bank accounts are allowed."

[1]

REMN Wholesale, Access Program (Non-QM) Quick Guide, Bank Statement

Business statements: "The co-mingling of multiple accounts may not be utilized for calculating the business’ cash flow to generate a full 12/24 months." It adds: "Transfers between a borrower’s business accounts are not considered deposits." Personal statements: "Transfers between personal accounts are not considered as part of a borrower’s income stream."

[2]

Luxury Mortgage Corp., Simple Access Prime NonQM Bank Statement Product Highlight (v 9.1)

Business statements: "Multiple accounts may be used however the same calculation method must be applied across all accounts provided." Personal statements: "Multiple accounts may be provided for income calculation. Transfers between personal accounts not considered income."

[3]

Silver Hill Capital, Bank Statement product sheet

"Combination of personal and business bank statements is NOT permitted."

[4]

Plaza Home Mortgage, Solutions Non-QM 1 Product Snapshot

"If the borrower has a personal account and a business account and co-mingles business deposits into both accounts, only deposits into the business account may be used." For personal statements: "Only transfers or deposits from the business account(s) are eligible deposits," with an exception for a consistent pattern of ATM deposits.

[5]

What stands out:

Some programs allow more than one account. Newfi says multiple bank accounts are allowed, and Luxury says multiple accounts may be used [1][3]. REMN's document also refers to transfers between a borrower's business accounts [2]. That doesn't mean any combination is fine.

Mixing personal and business accounts is often restricted. Silver Hill doesn't allow a combination of personal and business statements [4]. Plaza uses only the business account's deposits when business money lands in both [5].

Transfers between two personal accounts, or between two business accounts, usually aren't income. REMN and Luxury say so directly for personal accounts, and REMN says transfers between business accounts aren't deposits [2][3]. A transfer from the business account into a personal account can be treated differently. For personal statements, Plaza says "Only transfers or deposits from the business account(s) are eligible deposits" [5].

The accounts have to be treated consistently. Luxury requires the same calculation method across all accounts provided [3].

You can't stitch accounts together to fill a gap. REMN says multiple accounts can't be combined to generate a full 12 or 24 months, though an account that moved to a different bank can be documented as the same account [2].

 A worked example (sample figures)

Sample figures for illustration only. Not a real borrower and not any lender's rule. The math shows how double-counting moves the total, not whether a file would be approved.

A sample borrower runs two business accounts. Customer payments land in both. Each month, the borrower also moves $4,000 from Account B into Account A to cover payroll.

One sample month

Account A (business checking)

Account B (second business account)

Both accounts

Customer deposits

$18,000

$9,000

$27,000

Transfer in from the borrower's other account

$4,000

–

$4,000

All deposits on the statements

$22,000

$9,000

$31,000

Add up every deposit on both statements and you get $31,000. But the $4,000 transfer was already counted when it first came into Account B as customer money. Take it out and the month's deposits are $27,000.

That's about 15% more in one month from a single transfer. Over a 12-month package, a repeating $4,000 transfer adds $48,000 in deposits that never came from a customer. The lender decides which deposits count and how the income is figured.

How to check a multi-account package before submission

Confirm the program's account rules. Find out whether it allows multiple accounts, whether personal and business accounts can be combined, and whether each account needs the same calculation method. See business vs personal bank statements and co-mingled bank statements.

List every account up front. Ask the borrower which accounts receive business income and which ones money moves between. A transfer to or from an account you don't have is hard to identify.

Get the same months for every account. Line up the statement periods so each account covers what the program asks for, and check each statement is complete. A missing page or month changes the total. See missing months in a bank statement package.

Match transfers between the borrower's accounts. Look for a withdrawal on one statement and a deposit of the same amount on another around the same date. Take the deposit side out of the income total. See excluding transfers and refunds.

Total deposits by account and by month. Keep each account's totals separate before combining them, so you can show the underwriter where every number came from.

Check NSF and overdraft activity on every account. An overdraft on a second account still shows on its statement. See the NSF counter guide.

Ask early if something doesn't add up. Large or repeated transfers, an account that was opened or closed mid-period, or deposits you can't trace are worth a letter of explanation before submission.

Leave the decision to the lender. Present the totals and the records. Which accounts and deposits count is decided under the lender's program.

 Where StatementReady fits

StatementReady doesn't decide which accounts a program accepts or whether personal and business statements can be combined. That's set by the lender's program.

What it does handle is the statement work. There is no cap on the number of statements, accounts or pages in one loan file (20 MB per PDF). You can upload separate PDFs or one combined PDF, and StatementReady splits it into individual statements and detects the account and period for each. You get a worksheet with every transaction row, which you can edit, and deposit totals by account and month. Matched internal transfers, refunds, tax refunds and returned items are excluded automatically, and you can override any item. NSF and overdraft occurrences are counted by month and account. Each statement is checked to the cent against its printed opening and closing balances, and missing months are flagged. Statements that don't reconcile, or can't be checked, are marked Unverified, and exports carry that warning. It also builds a list of letters of explanation and sourcing requests you can export.

StatementReady doesn't make a credit decision. You review the flags, and you and your lender stay responsible for checking the results against program guidelines.

Get started: statementready.net. First 2 loan files free, no card required. Pricing

 FAQ

Can a bank statement loan use more than one account?
In some programs, yes. The Newfi and Luxury documents cited here allow multiple accounts [1][3]. Others restrict combinations, such as Silver Hill's rule against combining personal and business statements [4]. Check your program.

Do transfers between the borrower's own accounts count as income?
Between two personal accounts, or two business accounts, not in the REMN and Luxury documents cited here [2][3]. A transfer from the business account into a personal account can be different: Plaza's personal-statement rules count transfers from the business account(s) [5]. Check your program.

Can I combine two accounts to make up 12 or 24 months?
REMN's document says multiple accounts can't be co-mingled to generate a full 12 or 24 months, with an exception for an account moved to a different bank and documented as the same account [2]. Ask your lender how they handle it.

Does StatementReady decide which accounts can be used?
No. That's up to the lender's program. StatementReady works from the statements you upload, totals deposits by account and month, and excludes matched internal transfers automatically, with an override on every item.

Using a P&L With Bank Statements: How Lenders Check the P&L Against Deposits

Some self-employed borrowers qualify on a profit and loss statement instead of a long run of bank statements. A CPA or tax preparer signs a P&L, and the lender uses the net income on it. That sounds like the bank statements drop out of the picture. In most published programs they don't.

This guide covers why P&L programs still ask for bank statements, what a few published program documents say about how deposits have to line up with the P&L, and how to check the gap before you submit. It's about the comparison, not about choosing a program. For that, see bank statement vs 1099 vs P&L loans.

This is educational, not underwriting, legal, tax or accounting advice. Requirements vary by lender and program. The rules quoted below come from specific published documents as of the date checked. Always work from the current guidelines for your program.

Why a P&L program still wants bank statements

A P&L is a summary someone prepared. Bank statements show the money that actually came in. Lenders put the two side by side to see whether the revenue on the P&L is backed by real deposits. If the P&L reports far more gross receipts than the accounts ever received, expect the underwriter to ask about that gap.

The comparison usually runs one way: deposits have to support the P&L's gross receipts (its top-line revenue), not its net income. The net income is what the lender qualifies on, once the deposits show the gross figure is believable.

 What published program documents say

The thresholds and the number of statements differ from one document to the next.

Program document

What it says

Source

Newfi Correspondent, Delegated Plus NQM Product Matrix, CPA P&L Program

"2 months of recent Business Bank statements must be provided to support the P&L gross income. The average bank statement deposits must be no lower than 85% of the monthly average of gross income reflected by the CPA P&L." It also says "P&L must be signed/dated by CPA and borrower."

[1]

Newfi Correspondent, same matrix, bank statement income, "Method 3: Third Part Prepared P&L"

The P&L "Must cover the 12 or 24 months period of the bank statements," and "Gross receipts on P&L must be within a 10% variance of allowable deposits." The same matrix lists "YTD P&L age limit is 90-days."

[1]

REMN Wholesale, Access Program (Non-QM) Quick Guide, Bank Statement, "Method Two | Profit and Loss Statement"

The P&L covers "the most recent 12-month period. As long as the deposits on the business statements support at least 75% of the gross receipts listed on the P&L, use the P&L for qualifying based on the borrower's pro-rate share of ownership."

[2]

Luxury Mortgage Corp., Simple Access Prime NonQM Bank Statement Product Highlight (v 9.1), "Method 2 | Profit and Loss Statement"

The P&L covers "the period of bank statements provided. As long as business statements support eligible deposits of at least 75% of the gross receipts listed on the P&L, use the net income on the P&L for qualifying." It adds: "Any abnormal deposits will need to be sourced and documented."

[3]

Silver Hill Capital, Bank Statement product sheet, business bank statement income

Lists "Profit and Loss Statement covering the same period as bank statements" as one income method, and says qualifying income is "the lower of the monthly net income stated on the initial Uniform Residential Loan Application (URLA) or one of the following methods."

[4]

Plaza Home Mortgage, Solutions Non-QM 1 Product Snapshot

Lists "Profit & Loss Statement prepared by CPA or Enrolled Agent: 24 Month P&L or 12 Month P&L" as a documentation type, with "P&L Doc type additional overlays" on its matrices, such as "80% LTV/CLTV" and "680 Credit Score" for a primary-residence purchase.

[5]

What stands out:

The test is usually deposits against gross receipts. Newfi's CPA P&L program sets an 85% floor using two months of business statements [1]. REMN and Luxury use a 75% floor [2][3]. Newfi's bank-statement P&L method uses a 10% variance instead [1].

The statement period and the P&L period are tied together. Luxury, Silver Hill and Newfi's bank-statement method tie the P&L to the period the statements cover [1][3][4]. Newfi's CPA P&L program is the exception here: a 12-month P&L with only 2 recent months of statements [1].

Which deposits count matters. Luxury's wording compares the P&L to "eligible deposits," and Newfi's to "allowable deposits" [1][3]. Transfers, refunds and other non-revenue deposits left in the total can make the support look stronger than it is.

The wording leaves questions for the lender. Newfi's "within a 10% variance" doesn't say which figure the 10% is measured from [1]. Ask the lender how they calculate it rather than assuming.

 A worked example (sample figures)

Sample figures for illustration only. Not a real borrower and not any lender's rule. The math shows how the ratio moves, not whether a file would be approved.

A sample borrower's CPA-prepared P&L shows $360,000 in gross receipts for the last 12 months, or $30,000 a month on average. The program in this example asks for two recent months of business statements.

Month 1

Month 2

Two-month average

All deposits on the statements

$30,400

$25,100

$27,750

Less: transfer from the borrower's own savings

−$3,000

–

Less: vendor refund

–

−$500

Deposits after those exclusions

$27,400

$24,600

$26,000

Now put each average next to the P&L's $30,000 monthly gross:

All deposits: $27,750 ÷ $30,000 = 92.5%

After excluding the transfer and the refund: $26,000 ÷ $30,000 ≈ 86.7%

That's a gap of almost six points from two line items. Against an 85% floor like Newfi's CPA P&L program [1], the sample stays above it either way, but with much less room after exclusions. Against a tighter test, or with a few more transfers in the total, the answer could change. The lender decides which deposits count and how the ratio is figured.

How to check the P&L against deposits before submission

Confirm the program's test. Find the ratio (85%, 75%, a 10% variance or something else), the number of statements, and whether the P&L must cover the same period as the statements.

Line up the periods. Make sure the P&L dates and the statement months match what the program asks for. A 12-month P&L next to the wrong two months won't help.

Total deposits month by month. Use every statement for the period, and check each one is complete. A missing page or month changes the total.

Take out what isn't revenue. Transfers between the borrower's own accounts, refunds, returned items and loan proceeds can inflate deposits. See excluding transfers and refunds and business vs personal bank statements.

Run the ratio both ways. Before and after exclusions, so you know how much room the file has.

Ask early if it's close or short. If deposits fall short of the P&L, talk to the borrower and their CPA before submission. There may be revenue paid into an account you don't have, or the P&L may need another look. Get a written explanation for anything unusual, and keep the CPA's credentials ready if the program asks for them. For the related CPA expense-letter route, see CPA letters for bank statement loans.

Leave the decision to the lender. Present the totals and the records. Whether the P&L is accepted is decided under the lender's program.

 Where StatementReady fits

StatementReady does not read or verify P&Ls. It doesn't check a P&L's figures, compare them to deposits or tell you whether a file meets a program's P&L test.

What it does handle is the bank statement side. Upload the borrower's bank-statement PDFs and you get a worksheet with every transaction row, which you can edit, and month-by-month deposit totals you can put next to the P&L yourself. Matched internal transfers, refunds, tax refunds and returned items are excluded automatically, and you can override any item.

Pricing

 FAQ

Do I still need bank statements for a P&L loan?
In the program documents cited here, yes. Newfi's CPA P&L program asks for 2 recent months of business statements [1], REMN compares the P&L to deposits on the business statements [2], and Luxury and Silver Hill tie the P&L to the statement period [3][4]. Other programs may differ. Check yours.

How close do deposits have to be to the P&L?
It depends on the program. The documents cited here use an 85% floor [1], a 75% floor [2][3] or a 10% variance [1]. Ask the lender how the figure is calculated.

What if the deposits don't support the P&L?
Raise it with the borrower, their CPA and the lender before submission. How a shortfall is treated is up to the program and the underwriter.

Does StatementReady check my borrower's P&L?
No. StatementReady does not read or verify P&Ls. It works from the bank statements and gives you month-by-month deposit totals to compare with the P&L yourself.

Plenty of self-employed borrowers get paid through payment apps. Payment apps carry two very different kinds of money through the same pipe: payments for goods and services, and personal payments like gifts, shared bills and repayments. App deposits aren't automatically in or out.

This is educational, not underwriting, legal or tax advice. Requirements vary by lender and program. The rules quoted below come from specific published documents as of the date checked. Always work from the current guidelines for your program.

 Why payment-app deposits get questions

Payment apps carry two very different kinds of money through the same pipe: payments for goods and services, and personal payments like gifts, shared bills and repayments. The IRS draws the same line for tax reporting. Its Form 1099-K page says "Money you received from friends and family as a gift or repayment for a personal expense should not be reported on a Form 1099-K," and it tells app users to "note these types of payments as non-business in the payment apps when possible." [1]

That distinction is for tax reporting, not mortgage underwriting. But it shows why a lender looking at a "ZELLE FROM" line can't tell what it is from the statement alone.

Two other things make these deposits harder to read:

Transfers from the borrower's own accounts. Money sent from the borrower's savings, or from their own app balance, can look like any other app deposit.

Batched cash-outs. When a borrower moves an app balance to the bank, one deposit can combine several payments, and the bank statement may show only the transferred total.

 What published program documents say

None of these documents names Zelle or Cash App. Plaza's speaks directly to payment-processing apps, and the others speak to the transfer and gift money that can move through apps.

Program document

What it says

Source

Plaza Home Mortgage, Solutions Non-QM 1 Product Snapshot (business bank statement analysis)

"Deposits from alternative payment processing applications (i.e., Square, Venmo) are eligible." The same list says "Deposits should be reviewed for consistency." For personal bank statements, Plaza says "Only transfers or deposits from the business account(s) are eligible deposits," with an exception for a consistent pattern of ATM deposits.

[2]

Luxury Mortgage Corp., Simple Access Prime NonQM Bank Statement Product Highlight (v 9.1), personal bank statements

"Transfers between personal accounts not considered income." If the applicant doesn't document a separate business account, or has additional income deposited into the personal account along with business accounts, "the underwriter must be able to clearly demonstrate that the deposits utilized to qualify originate from the Applicant’s business."

[3]

REMN Wholesale, Access Program (Non-QM) Quick Guide, Bank Statement (personal bank statements)

"Transfers between personal accounts are not considered as part of a borrower’s income stream."

[4]

Silver Hill Capital, Bank Statement product sheet

Its list of "Unacceptable Deposits" includes "Non business related account transfers," "Product returns/credits" and "Gift funds."

[5]

What stands out:

App deposits aren't automatically in or out. Plaza names Venmo and Square as eligible in its business-statement analysis, and it pairs that with a consistency review [2].

The burden is on showing where the money came from. For personal statements without a documented separate business account, or with other income mixed in, Luxury's wording puts it on the underwriter to "clearly demonstrate" business origin [3]. Documentation is what makes that possible.

Transfers and gifts are where the questions focus. Several documents call out transfers between personal accounts, non-business transfers or gift funds [3][4][5]. Those are exactly the items that can hide inside app deposits.

For the bigger picture on mixed accounts, see co-mingled bank statements and excluding transfers and refunds.

 A worked example (sample figures)

Sample statement lines for illustration only. Not a real borrower, not any bank's or app's actual wording and not any lender's rule. The notes show questions to ask, not how a lender will treat each deposit.

A sample borrower runs a mobile pet-grooming business through a personal checking account. One week:

Date

Sample description

Amount

Question to ask

What could help document it

Jun 2

ZELLE FROM K. MORALES

$95.00

Who is this, and what was it for?

App history or invoice showing a grooming appointment

Jun 3

VENMO CASHOUT

$640.00

What payments make up this total?

Venmo transaction history for the period

Jun 4

ZELLE FROM [BORROWER'S OWN NAME]

$2,000.00

Is this from another account the borrower owns?

Statement for the sending account

Jun 5

CASH APP TRANSFER

$300.00

Customer payment, personal repayment or gift?

App history; borrower's written explanation

Jun 6

ZELLE FROM M. RIVERA

$40.00

Refund reversal, repayment or customer?

App history; borrower's written explanation

None of these lines answers its own question. The point is to have the answer and the records ready, so the underwriter can decide without sending the file back.

 What to gather before submission

Ask the borrower how they get paid. Which apps, whether they use a business profile, and whether personal money moves through the same accounts.

Pull the app transaction history for the same months as the bank statements. For tax purposes, the IRS notes that records "may include reports from payment apps or online marketplaces" [6]. Those reports can show what sits behind a batched cash-out.

Get statements for any sending account the borrower owns, so transfers between their own accounts can be matched.

Get a written explanation for anything unclear. A short letter of explanation tied to the date and amount is better than guessing.

Keep a simple log. Date, amount, description, what the borrower said and what record supports it. Apply the same approach every month.

Leave the call to the lender. Present the facts and records. Whether a deposit counts toward qualifying income is decided under the lender's program.

 Where StatementReady fits

StatementReady doesn't decide whether a Zelle, Venmo or Cash App deposit is business revenue. That call belongs to the lender and underwriter.

What it does: upload the borrower's bank-statement PDFs and you get a worksheet with every transaction row, which you can edit. Matched internal transfers, refunds, tax refunds and returned items are excluded automatically, and you can override any item.

 FAQ

Do Zelle and Venmo deposits count as income on a bank statement loan?
It depends on the program and the facts. Plaza's business-statement analysis lists Venmo and Square deposits as eligible [2], while other documents cited here treat transfers between personal accounts, non-business transfers or gift funds as non-income deposits [3][4][5]. The lender decides.

Does Zelle show up on a bank statement?
Zelle and other app payments can appear as a deposit line with a short description, and the wording varies by bank and app. That description may not be enough on its own, which is why app history and explanations help.

What if the borrower can't document a payment-app deposit?
Tell the lender early and provide what you have, including a written explanation. How an undocumented deposit is treated is up to the program and the underwriter.

NSF vs Overdraft: How Bank Statement Loan Programs Define Them

So the short version is: with an NSF, the payment is not paid. With an overdraft, the payment is paid and the account usually goes negative. Lender documents don't always follow the consumer definitions. Some of the documents below fold overdrafts into their NSF count.

This is educational, not underwriting or legal advice. Requirements vary by lender and program. The rules quoted below come from specific published documents as of the date checked. Always work from the current guidelines for your program.

 The basic difference

The Consumer Financial Protection Bureau (CFPB) explains the two terms like this:

NSF (non-sufficient funds): an NSF fee "may occur when your check or electronic authorization is not paid due to a lack of funds in your account. This is commonly referred to as a “returned” or “bounced” check." [1]

Overdraft: "An overdraft occurs when you don’t have enough money in your account to cover a transaction, but the bank pays the transaction anyway." [1]

So the short version is: with an NSF, the payment is not paid. With an overdraft, the payment is paid and the account usually goes negative. A CFPB research report puts it the same way: if a transaction is declined, "the financial institution may charge a non-sufficient funds (NSF) fee," and if it's approved, "the financial institution may charge an overdraft fee." [2]

There's a third case that matters a lot for mortgage files: protected overdrafts. The CFPB notes that "Overdrafts can also be covered through a transfer of funds from a linked account, credit card, or line of credit." [1] On the statement, that often looks like a transfer in from savings rather than a negative balance.

The CFPB report also mentions fees some banks charge "if an account has a negative balance for a certain number of days, often referred to as a sustained, continuous, or extended overdraft fee." [2] And it points out that "Financial institutions and the general public often use varying terms to describe certain fees and practices." [2] Expect the labels on statements to vary from bank to bank.

 How program documents define them

Lender documents don't always follow the consumer definitions. Some of the documents below fold overdrafts into their NSF count. Here's how four published documents word it:

Program document

Definition or rule, as published

Source

Arc Home, Wholesale Lending Announcement 26-003, Access Alt Income bank statement loans

Defines an NSF/overdraft as the bank "accepting a withdrawal which results in the account going into the negative and a fee is charged, or when a check/ACH is presented but cannot be covered by the balance in the account “bounced check” and a fee is charged." It says "Protected Overdrafts, where the borrower has sweep protection from another account or where the financial institution allows the account to go negative and does not charge a fee are NOT included in the NSF count," and "Reversed/refunded NSFs are NOT included in the NSF count."

[3]

Plaza Home Mortgage, Solutions Non-QM 1 Product Snapshot

An NSF is "defined as any of the following: • Transaction is designated as an NSF by the bank. • Transaction is declined. • Transaction results in a negative balance. • Transaction includes overdraft protection fees that are not associated with a pre-arranged link to a savings account or line of credit."

[4]

REMN Wholesale, Access Program (Non-QM) Quick Guide, Bank Statement

"The use of a line of credit or credit card accounts to cover overdrafts is considered an NSF." REMN counts instances: "An instance is defined as one time that an account is overdrawn and subsequently brough[t] current. One instance may have multiple NSFs."

[5]

Silver Hill Capital, Bank Statement product sheet

Overdrafts on an account linked to another depository account or line of credit at the same institution "are not considered in the 3 occurrence limit, as long as the account does not reflect a negative balance." It adds: "A satisfactory LOE is also required for NSFs and Overdrafts."

[6]

What this means in practice:

Some programs count an overdraft as an NSF. Arc Home's definition covers an account "going into the negative and a fee is charged," and Plaza's covers a transaction that "results in a negative balance" [3][4].

Overdraft protection cuts both ways. Arc, Plaza and Silver Hill can leave protected overdrafts out when their conditions are met [3][4][6]. REMN treats overdrafts covered by a line of credit or credit card as NSFs [5].

Reversed fees may not count. Arc Home excludes reversed or refunded NSFs [3]. Keep the statement page that shows the reversal.

 A worked example (sample figures)

Sample statement lines for illustration only. Not a real borrower, not any bank's actual wording and not any lender's rule. Real descriptors vary by bank.

One month of a sample business checking account (opening balance $147.40):

$77.40

Mar 9

–$2,653.05

–$175.65

Mar 18

OVERDRAFT ITEM FEE

–$35.00

–$210.65

Mar 20

DEPOSIT

$1,800.00

$1,589.35

Mar 26

OVERDRAFT TRANSFER FROM SAVINGS

$300.00

$1,889.35

Mar 26

ACH PAYMENT

–$1,848.15

$41.20

Reading it:

Mar 3: two returned-item fees on the same day. These are NSFs in the consumer sense: the payments weren't paid. Arc Home and Plaza count same-day items once [3][4], so they would treat this as one occurrence. A raw fee count shows two.

Mar 17–18: an overdraft. The check was paid, the balance went negative and a fee was charged. Under definitions like Arc Home's or Plaza's, this is countable [3][4].

Mar 26: a transfer from savings covered a payment that would otherwise have overdrawn the account. There was no fee and the balance stayed positive. Under the protected-overdraft rules above, this may not count, if the program's conditions are met (some require the linked account's statements) [3][4][6]. Under REMN's rule, overdrafts covered by a line of credit or credit card count as NSFs. REMN also says "A distinction is made between overdrafts that incur a penalty fee (NSF) and overdrafts covered with borrower’s own funds (i.e., accounts tied to a savings account that covers the overdraft)." [5]

Counted fee by fee, this sample month shows three items. Under definitions like Arc Home's or Plaza's, which count same-day items once and leave out qualifying protected overdrafts, it comes to two occurrences [3][4]. Other programs may count it differently. That's why it pays to know the definition before you count.

How to tell them apart on a real file

Read the description, not just the amount. Look for "returned," "insufficient," "NSF," "overdraft," "OD" and "transfer from" wording, and expect it to vary by bank.

Check the running balance. A negative balance after a paid item points to an overdraft. A returned item with no negative balance points to an NSF.

Spot the protection transfers. Transfers in from savings or a credit line right before or after a shortfall can be protected overdrafts. Ask for the linked account's statements if the program requires them.

Note reversals. If the bank refunded a fee, flag the reversal line.

Get the borrower's explanation early. Several programs require or condition their limits on a letter of explanation (see letters of explanation for bank statement loans).

 Where StatementReady fits

StatementReady counts NSF and overdraft occurrences separately, by month and account, and warns you when a count is over the limit you set on the loan file. Each matching fee counts (two NSF fees on the same day count as two), and it counts occurrences, not fee dollars. If you leave the limits blank, it uses 3 in 12 months or 6 in 24 months. Set them to match the program you're submitting to.

It doesn't apply a program's same-day, instance, overdraft-protection or reversed-fee rules for you. Check the count against your program's own counting rules, because the program may count the same statements differently. The worksheet shows a running balance, and you can edit and correct the extracted rows. Each statement is checked to the cent against its printed opening and closing balances. Anything that doesn't reconcile, or can't be checked, is marked Unverified, and exports carry that warning.

StatementReady assists your review. It doesn't make lending, credit or underwriting decisions. You and your lender stay responsible for checking the results against program guidelines.

Get started: statementready.net. First 2 loan files free, no card required. Pricing

 FAQ

What's the difference between an NSF and an overdraft?
With an NSF, the payment isn't paid because there wasn't enough money. With an overdraft, the bank pays it anyway [1]. The program documents cited here count both, with their own definitions [3][4][5].

Does overdraft protection count against a borrower on a bank statement loan?
It depends on the program. Some leave protected overdrafts out when conditions are met [3][4][6], and REMN counts overdrafts covered by a line of credit or credit card as NSFs [5].

Does a refunded NSF fee still count?
Under Arc Home's announcement, reversed or refunded NSFs are not included in the count [3]. Other programs may not say. Ask your lender.

Bank Statement Loan DTI: What Published Non-QM Matrices Say

There's no single DTI cap for bank statement loans. A DTI is a fraction. On a bank statement loan, the bottom half of that ratio, total monthly income, comes from the bank statement worksheet, not from tax returns. So the way deposits are counted flows straight into the DTI.

This is educational, not underwriting or legal advice. Requirements vary by lender and program. The rules quoted below come from specific published documents as of the date checked. Always work from the current guidelines for your program.

 What DTI means here

The federal ability-to-repay rule requires a creditor to consider "the consumer's monthly debt-to-income ratio or residual income" [1]. If it uses DTI, the creditor "must consider the ratio of the consumer's total monthly debt obligations to the consumer's total monthly income" [1]. Total monthly debt obligations include the new mortgage payment, simultaneous loans, mortgage-related obligations, and current debts, alimony and child support [1].

On a bank statement loan, the bottom half of that ratio, total monthly income, comes from the bank statement worksheet, not from tax returns. So the way deposits are counted flows straight into the DTI.

 What published program documents say

There's no single DTI cap for bank statement loans. Here's what four published documents say, quoted so you can see the exact wording and conditions.

Program document

What it says about DTI

Source

REMN Wholesale, Access Program (Non-QM) Quick Guide, Bank Statement

"Max DTI is 50%". It also says "Borrowers relying on bank statements to calculate DTI may supplement their income" with listed sources such as Social Security, pension and second job income.

[2]

Non-QM Bank Statement Matrix (hosted by Neptune Wholesale)

"Maximum DTI 50%." It adds that "Loans scenarios with DTI > 43% or Higher Priced Mortgage Loans (HPML) must meet the residual income test," and defines residual income as "Gross Monthly Income minus total monthly debt." For first-time homebuyers, the same matrix lists "Maximum DTI 45%."

[3]

Newfi Correspondent, Delegated Plus NQM Product Matrix

"50% DTI MAX - Unless noted otherwise." The higher tier reads "Up to 55% DTI - 680+ FICO / 80% LTV Max / Owner Occupied ONLY / 2 Year Full Doc ONLY."

[4]

Plaza Home Mortgage, Solutions Non-QM 1 Product Snapshot

The program summary lists "DTI to 55% (24-month standard doc)." Its "Alt Doc" matrices, which cover bank statements together with P&L, 1099 and asset utilization, list a max DTI of 50% in every row, and the primary-residence purchase matrix notes "First Time Homebuyer additional restrictions apply." Its residual income section sets different residual income amounts for "DTI <= 50%" and "DTI > 50%."

[5]

What stands out:

The headline number has conditions. In two of these documents, the higher DTI tier is tied to full or standard documentation, not bank statements [4][5].

Residual income can come into play. The Neptune-hosted matrix and Plaza both pair DTI with a residual income requirement [3][5].

These are snapshots. Matrices change, often without notice. Plaza's says "Guidelines are subject to change without notice" [5]. Check the current version before you quote a number to a borrower.

Why the income number comes first

A DTI is a fraction. Most of the attention goes to the debts on top, but on a bank statement loan the bottom number is where most of the judgment sits. A common way to build it is to add up eligible deposits over the look-back period, divide by the number of months, then apply the borrower's ownership share and the program's expense factor. Requirements vary by lender and program. (See the bank statement income calculator guide for the full walk-through.)

Every step in that chain can move the DTI:

Deposits that aren't income. Transfers between the borrower's own accounts, refunds and returned items are commonly excluded (see excluding transfers and refunds). Left in, they make income look higher than it is.

The expense factor. A fixed percentage, a CPA letter or a P&L can produce different net income from the same deposits (see expense factor on bank statement loans).

Ownership percentage. On business statements, income is commonly multiplied by the borrower's ownership share (see ownership percentage).

12 vs 24 months. A different look-back period can change the average.

If underwriting recalculates income lower than the figure you used, the DTI goes up. That's how a file that looked fine at pre-qual comes back with a condition, or doesn't fit the program at all.

 A worked example (sample figures)

Sample figures for illustration only. This is not a real borrower and not any lender's rule. The 50% expense factor below is a sample input, not a recommendation.

A sample borrower has 100% ownership of a business. Monthly debts, including the proposed housing payment, total $4,500.

Version A: transfers left in

Version B: transfers excluded

Average monthly deposits counted

$22,000

$20,000

Sample expense factor

50%

50%

Qualifying monthly income

$11,000

$10,000

DTI ($4,500 ÷ income)

40.9%

45.0%

In Version A, $2,000 a month of transfers from the borrower's own savings account were counted as deposits. Taking them out drops qualifying income by $1,000 and raises the DTI by about four points. Arc Home's announcement, for example, lists "LTV/CLTV > 80%: Max 45% DTI" for first-time homebuyers on its Access Alt Income program, and says borrowers with 24 months of documented rental history are not subject to that limit [6]. Against a 45% limit like that, Version B sits right at the cap with no room left. Under a 50% cap there's more room. Either way, Version B is the number that should go into the file.

How to keep DTI surprises out of underwriting

Build the income figure from a worksheet before you quote a DTI. Check that each statement's opening and closing balances tie out and that no months are missing.

Strip out non-income deposits first. Transfers, refunds and returned items are the usual suspects.

Use the program's actual expense factor and ownership share, not a placeholder.

Check the current matrix for the DTI cap and any conditions such as documentation type, LTV, credit score, reserves or residual income.

Leave room. If a file only works right at the cap, a small income adjustment in underwriting can push it over.

 Where StatementReady fits

StatementReady does not calculate DTI. It helps with the income side of the ratio. Upload the borrower's bank-statement PDFs and you get a worksheet with every transaction row, which you can edit. Each statement is checked to the cent (opening balance plus credits minus debits must equal the closing balance), and missing months are flagged. Statements that don't reconcile, or can't be checked, are marked Unverified, and exports carry that warning.

The worksheet works out average counted deposits × ownership % × (1 − expense factor). You enter the ownership % and the expense factor from your lender's program on the loan file. Matched internal transfers, refunds, tax refunds and returned items are excluded automatically, and you can override any item.

You take the income figure and work out the DTI with your own debt figures and your lender's rules. StatementReady doesn't make a credit decision. You review the flags, and you and your lender stay responsible for checking the results against program guidelines.

Get started: statementready.net. First 2 loan files free, no card required. Pricing

 FAQ

What is the max DTI on a bank statement loan?
It depends on the program. Several of the published non-QM documents above list 50% as the general maximum [2][3][4][5], and some programs allow higher DTI only under specific conditions or document types [4][5]. Check the current guidelines for the program you're submitting to.

Does StatementReady calculate DTI?
No. It produces a worksheet, with each statement checked to the cent, and an income figure based on the settings you enter. You and your lender calculate DTI and decide whether the file fits the program.

Why did underwriting come back with a higher DTI than I quoted?
It can be because they calculated income differently, for example by excluding deposits, using a different expense factor or look-back period, or applying an ownership share. Comparing your worksheet with theirs line by line can show where the gap is.

Cash Deposits and Bank Statement Loans: What Lenders Look For

Every cash deposit raises the same question: where did this come from, and is it really business income? A cash deposit doesn't carry that trail. There's no single industry rule for cash. This guide covers what a few published lender documents actually say, and how to get ahead of the questions before the file goes in.

This is educational, not underwriting or legal advice. Requirements vary by lender and program. The rules quoted below come from specific published documents as of the date checked. Always work from the current guidelines for your program.

Why cash deposits get extra attention

A deposit from a known source explains itself. A payroll deposit says who paid. A transfer between two of the borrower's verified accounts can be traced. A cash deposit doesn't carry that trail. The statement shows an amount and maybe "ATM deposit" or "counter deposit," and nothing about who handed over the money.

That matters for two reasons.

Income. On a bank statement loan, deposits stand in for income. The federal ability-to-repay rule says a creditor doesn't meet its income-verification duty if it sees money come into an account "without confirming that the funds are income." The official commentary gives the example of an unidentified $5,000 deposit that could be loan proceeds rather than income [1]. Cash is the easiest kind of deposit to leave unidentified.

Assets. If the money is going toward the down payment or closing costs, the question shifts to whether the funds are the borrower's own and not borrowed. Fannie Mae's Selling Guide says "Cash-on-hand is not an acceptable source of funds for the down payment or closing costs," with a separate exception for HomeReady loans [2]. Non-QM programs set their own asset rules. The Neptune-hosted matrix below, for example, requires verification "that large deposits did not result in any new undisclosed debt" [5].

 What published lender documents say

There's no single industry rule for cash. Here's how four published program documents handle deposits that could include cash. They're quoted, not summarized, so you can see the exact wording.

Program document

What it says

Source

Plaza Home Mortgage, Solutions Non-QM 1

Personal statements: "Only transfers or deposits from the business account(s) are eligible deposits, except ATM deposits may be included if a consistent pattern of such deposits is present." and "Any inconsistent or large deposits not justified must be backed out of the calculation." For business-account analysis it says "Inconsistent or large deposits should be sourced or excluded from the analysis" and defines a large deposit as "any deposit exceeding 100% of the average monthly sales of the business."

[3]

Newfi Correspondent, Delegated Plus NQM matrix

"Deposits will be reviewed and evaluated for consistency in size, number, and type." It treats "any deposit exceeding 50% of the average monthly sales of the business" as a large deposit, and says "Six, or more, large deposits in a 12-month period can be considered as consistent and do not necessarily need to be sourced or excluded." The same Newfi section says isolated large deposits "need to be sourced and confirmed as business income or they should be excluded." "Can be considered" leaves the decision to the lender. It doesn't mean regular cash never needs documents.

[4]

Non-QM Bank Statement Matrix (hosted by Neptune Wholesale)

"Large deposits (exceeding 50% of monthly income) inconsistent with monthly income or deposits must be verified. Verification is required that large deposits did not result in any new undisclosed debt."

[5]

Silver Hill Capital, Bank Statement product sheet

"Large deposits inconsistent or atypical with the demonstrated bank statement activity must be verified."

[6]

Three points stand out:

Consistency carries a lot of weight. Several documents care whether a deposit fits the borrower's normal pattern. Plaza explicitly allows ATM deposits on personal statements when there's "a consistent pattern."

The large-deposit test isn't the same everywhere. Three of these documents put a number on it: 50% of average monthly sales (Newfi), 100% of average monthly sales (Plaza, business-account analysis) and 50% of monthly income (Neptune-hosted matrix). Silver Hill's sheet uses "inconsistent or atypical" without a percentage. The same cash deposit can be "large" on one program and not on another.

"Large" isn't the only trigger. Words like "inconsistent" and "atypical" mean a smaller cash deposit that breaks the pattern can still get a question.

For how large deposits are defined and handled more generally, see large deposits on bank statement income loans.

 A worked example (sample figures)

Sample figures for illustration only. This is not a real borrower and not any lender's rule.

Say a sample borrower runs a mobile detailing business. You've entered $8,000 as qualifying monthly income on the file. Over 12 months of personal statements you see:

Card-processor deposits most weeks, plus

Cash deposits of $600 to $900 most Fridays, labeled "ATM DEPOSIT," every month, and

One $6,500 cash deposit at a branch counter in month 10.

The Friday cash deposits follow a steady pattern in size and timing. Under a rule like Plaza's, that pattern is what makes ATM deposits eligible at all, so documenting it matters. Expect a business narrative or letter that explains the cash side of the business.

The $6,500 deposit is different. It's out of pattern, and it's over 50% of the $8,000 income figure ($4,000), so it would count as large under a 50%-of-income test like the Neptune-hosted matrix's. Whether it's "large" under a sales-based test depends on the business's average monthly sales, which you'd figure separately. Either way, plan to source it or expect the underwriter to exclude it from income.

How to document cash deposits before submission

Map the pattern first. Go month by month and list cash deposits by date and amount. A steady weekly or monthly rhythm is easier to support than scattered amounts.

Pull out the outliers. Anything well above the normal range, or out of rhythm, goes on a separate list for sourcing.

Get the borrower's story in writing. A short letter explaining why the business takes cash, how often it's deposited, and roughly what a normal week looks like. For one-off deposits, a letter of explanation tied to that specific date and amount.

Back it up where you can. Daily sales logs, POS reports, invoices marked paid in cash, or a sale receipt for an asset. Use what actually exists. Don't ask the borrower to create records after the fact.

Check whether the funds are needed to close. If cash is going toward the down payment or reserves, the asset rules apply too. The sourcing steps in how to source a large deposit cover what to request by deposit type.

Watch for transfers posing as cash. Cash withdrawn from one of the borrower's accounts and re-deposited into another isn't new income. If you can see both sides, treat it like any other transfer between the borrower's own accounts (see excluding transfers and refunds).

Send one request, not three. Group everything you need from the borrower into a single message so conditions don't trickle back one at a time.

 Where StatementReady fits

StatementReady helps with the review. It doesn't make the decision. That makes it quicker to lay out the cash-deposit pattern month by month.

On a Purchase file, StatementReady flags deposits over 50% of the qualifying monthly income you enter on the loan file. If the income field is blank, it doesn't flag any. On a Refinance file, it produces no large-deposit flags. It builds a list of letters of explanation and sourcing requests you can export. Matched internal transfers, refunds, tax refunds and returned items are excluded automatically, and you can override any item.

A few things it doesn't do. It doesn't know whether a deposit was cash from a customer or money from somewhere else. It doesn't apply sales-based large-deposit tests like the ones above. And it doesn't decide what counts as income. You review the flags, and you and your lender stay responsible for checking the file against program guidelines.

 FAQ

Are cash deposits allowed on a bank statement loan?
It depends on the program. Plaza's Solutions Non-QM 1 allows ATM deposits on personal statements when there's a consistent pattern [3]. Other programs focus on whether deposits are consistent or atypical [4][6]. Check the program you're submitting to.

Do I need to explain every cash deposit?
Not always. Several published documents focus on deposits that are large, inconsistent or atypical [3][4][5][6]. Some programs treat steady, pattern-consistent deposits differently from one-off ones, and a business narrative may cover the pattern. Your lender decides what it needs.

Can a borrower use cash they've saved at home for the down payment?
Under Fannie Mae's Selling Guide, cash-on-hand is not an acceptable source of funds for the down payment or closing costs, except under HomeReady rules [2]. Non-QM programs set their own asset rules.
