Thinking about moving to Dubai? The tax-free salary is the headline. The cost of living is the fine print — and it catches a lot of people off guard.

Most relocation cost guides fall into two camps: vague ("Dubai can be expensive") or sponsored. This one is neither. These are the actual ranges — visa fees, deposits, rent bands, school fees — gathered from the lived experience of people who made the move, structured so you can build a real budget before you book the flight.

The one-off costs: what you pay before life settles

Every relocation has a "landing tax" — the money you spend once, in the first few weeks.

Visa costs. Your employer usually sponsors your work visa, which absorbs the biggest chunk. If you're coming on a freelance, remote-work, or family-sponsored visa, budget for it separately — it runs into thousands of dirhams once you add medical tests, Emirates ID, and document attestation.

Flights and shipping. One-way flights are the cheap part. Moving belongings is not. A small international shipment can easily cost more than you'd expect, and most people drastically underestimate the cost of getting settled.

Deposits — the hidden drain. This is where new arrivals bleed money without realizing it:

Rental deposit: typically 5% of annual rent (10% if unfurnished), plus a broker fee if you use an agent

DEWA deposit (Dubai's electricity and water authority): a few hundred dirhams, refundable

Etisalat/du deposits for internet and mobile lines

Ejari registration: a small fee, but mandatory for your tenancy contract

Temporary housing. Unless you sign a lease from abroad (risky), budget for 2–4 weeks of hotel or short-term rental while you hunt. This is routinely one of the largest first-month expenses.

Conservative estimate for one-off setup costs: AED 15,000–35,000, depending on how much you ship and how long you spend in temporary housing.

The recurring costs: rent eats everything

Housing. Rent is by far the biggest ongoing expense, and Dubai prices vary enormously by neighborhood:

Studio: AED 35,000–60,000/year

1-bedroom: AED 60,000–90,000/year

2-bedroom: AED 90,000–140,000/year

Two things newcomers find odd: rent is usually paid in 1–4 cheques per year (fewer cheques = higher price), and "rent" in Dubai often means a building of wildly different quality in the same area. Visit before you sign.

Utilities and internet. DEWA bills spike in summer — air conditioning is not optional here. Internet runs AED 300–500/month for a standard package. Chiller fees in some buildings are a separate charge that catches people out.

Transport. The Dubai Metro is excellent but limited; most people end up with one of three options:

Car: the most common choice, but factor in fuel, insurance, registration, and Salik (toll) charges

Metro + taxi: workable if you live near a station; taxi fares add up fast

Careem/Uber: convenient, expensive as a daily habit

Groceries and food. A realistic grocery bill for one person runs AED 1,200–2,000/month. Eating out ranges from AED 30 food-court lunches to fine dining — Dubai does both well.

Health insurance. Mandatory. Employers must provide it, but coverage quality varies — check whether it covers dependents, dental, and maternity if those matter to you.

The family multiplier: schools and domestic help

If you're moving with children, the budget changes completely.

School fees. Dubai has world-class schools with world-class prices. A mid-range British-curriculum school runs AED 50,000–60,000 per child per year; top-tier schools go well above AED 100,000. And fees are not the end: uniforms, transport, lunches, and activities add another 10–20% on top. This is the single most underestimated cost for families — always price schools before accepting a job offer.

Domestic help. Many families sponsor a live-in maid or nanny. The visa process runs AED 8,500–22,000 for a two-year visa, plus the monthly salary, accommodation, and insurance. Worth it for many families; just not free.

The hidden costs nobody warns you about

Driving licence conversion: your home-country licence may or may not transfer; lessons and tests add up

Summer electricity bills: can double compared to winter months

School debentures: some premium schools require a refundable deposit per child

Furniture: unfurnished apartments are the norm; furnishing even a 1-bedroom costs real money

Dubai vs. Abu Dhabi vs. Sharjah

Dubai is not the only option. Abu Dhabi rents run roughly 10–20% lower for comparable quality, with a slower pace of life. Sharjah is significantly cheaper — many people live there and commute to Dubai — but the daily commute is genuinely punishing. If your salary is fixed, the emirate you choose can swing your savings rate by double digits.

So what does the first year actually cost?

Rough totals, including one-off setup costs:

Single person, modest lifestyle: AED 150,000+

Family of four, mid-range: AED 260,000+

These are floors, not ceilings. The upside: Dubai salaries are typically calibrated to these costs, and with no income tax, a well-negotiated package can still leave you saving more than you would back home.

 Build your own numbers

Every move is different — your visa type, neighborhood, school choices, and shipping load all swing the total. Rather than guessing from a generic guide, I put together a free calculator that models these exact costs: one-offs, recurring expenses, school fees, and emirate comparisons. Run your own scenario before you commit to the move — it's the cheapest hour of research you'll ever do.

What did I miss? If you've moved to Dubai recently, share the cost that surprised you most in the comments.
