Tenants are the most important thing.</p> <p><strong>2. Have you done this type of project elsewhere?</strong> It's a very quick filter between speculators and industry participants.</p> <p>It's not about the chip, or about access to the chip. It's whether you're speculating on a future resale without adding immediate value, or whether you have a serious, investment-grade anchor tenant or off-taker.
