One Question Changed Every Renovation I've Done Since 1992

The call came on a Tuesday. Woman named Sharon — she'd handed a contractor $18,500 to renovate her kitchen and master bath. He framed one wall, roughed in some electrical, then vanished. Six weeks of calls went unanswered. The wiring he left behind was live, hanging out of open junction boxes. She had two young kids in that house.

I've been painting and renovating in the Bahamas since 1992. I've walked into the aftermath of jobs like Sharon's more times than I can count. And here's what I've learned: the disaster doesn't start when the contractor disappears. It starts the moment you hire the wrong one — and miss the signs that were there all along.

Here's what nobody in the trade will tell you about hiring a contractor.

Most homeowners interview contractors the wrong way. They ask about timeline, materials, price. Those are fine questions — but they're not the ones that separate the pros from the guys who'll leave live wires hanging in your kitchen. The contractors who burn people? They're good at answering those surface questions. They've practiced.

The question that changes everything is simpler than you think.

"Walk me through how you'll protect my home while you're working in it."

Watch their face when you ask this. A real tradesman answers instantly — drop cloths, floor protection, dust containment, daily cleanup, locking out circuits they're not working on. They've thought about this because they do it every day. A guy who's going to disappear on you? He hesitates. He hasn't thought past getting the check.

I learned this watching other tradesmen for 34 years. The ones who protect your home are the ones who'll finish your job. It's that simple. Carelessness about your property is carelessness about your project.

Here are four more questions that reveal everything:

1. "Who's doing the electrical work — you or a licensed electrician?"

If they say "I do it all" and they're not a licensed electrician, that's your first red flag. Electrical work done wrong doesn't just look bad — it burns houses down. I've seen homeowners pay twice: once to the guy who did it wrong, then again to the electrician who had to rip it all out.

3. "Can I see a job you're working on right now?"

Not photos. The actual site. Walk it with them. Look at how clean it is. Look at whether materials are organized or scattered. Talk to the homeowner if they're around. A contractor who won't let you do this is hiding something.

4. "What's the one thing homeowners do that makes your job harder?"

This question disarms them. It's not adversarial — it shows you want to be a good client. But their answer tells you everything. A pro gives you something practical: "Don't change your mind after the drywall is up." A hack complains about clients being "too picky" or "always checking my work." You want the first guy.


What the uninformed homeowner does: Hires based on the lowest bid, asks only about price and timeline, never visits a current job site, and hands over a large deposit without a detailed contract.

What you'll do now: Ask the protection question first. Visit a job site. Verify electrical credentials. Keep a voltage tester in your kitchen drawer — because knowing whether a wire is live isn't a tradesman's secret, it's your right as a homeowner.


I've been on both sides of this. I've fixed jobs that other contractors abandoned. I've had homeowners cry in their own kitchens because they thought they'd lost everything. It doesn't have to go that way.

You didn't save for a renovation to gamble it on someone's handshake. Ask the right questions. Trust your gut when the answers don't come fast.
