Deep Cleaning vs Regular Cleaning in the GTA: When You Actually Need Each (2026 Pricing for Toronto, Scarborough, Etobicoke, North York)

I get asked this every week. "What is the difference between a regular clean and a deep clean? Do I need a deep one?"

Most cleaning companies will not give you a straight answer because the deep clean is the higher-margin job. So here is the honest breakdown.

I run a cleaning business based in Scarborough serving the GTA. We do about 30 cleans a week split roughly 60% regular and 40% deep. Here is when you actually need each, what the real scope difference is, and what they cost in 2026.

When you need a regular clean

A regular clean is a maintenance clean. It assumes your home has been cleaned in the last 3-4 weeks and you just need everything refreshed. Surfaces get wiped, floors get vacuumed and mopped, bathrooms get scrubbed at the surface level, kitchen gets wiped down. No moving furniture, no inside-appliance work, no scrubbing grout.

This is the right choice if: you cleaned within the last month, no one has been seriously sick, no pets shedding heavily, no major events. Most ongoing weekly/biweekly clients book regular cleans because their home stays in maintenance mode.

When you need a deep clean

A deep clean is a top-to-bottom reset. Book a deep clean if:

  • It has been more than 6-8 weeks since your last professional clean
  • You just got over a flu or cold and want everything sanitized
  • You have pets and have not deep cleaned in a season
  • Your bathroom grout is yellowing or has mildew
  • Your oven, fridge, or microwave has not been touched in months
  • You are about to host a major event
  • You recently had construction or renovation dust

What a real deep clean includes that a regular clean does not

  • Inside oven and inside microwave
  • Inside fridge and freezer (every shelf wiped)
  • Inside cabinets where reachable
  • Behind and under appliances where movable
  • Baseboards scrubbed, not just wiped
  • Window sills and tracks deep cleaned
  • Door frames and switch plates degreased
  • Cobweb removal from ceiling corners
  • Grout scrubbed in bathrooms and kitchen
  • Range hood filter degreased
  • Light fixtures wiped
  • Ceiling fan blades cleaned
  • Inside vents and registers wiped

None of that is in a regular clean. That is why a deep clean takes 2-3x longer and costs 50-80% more.

What deep cleaning costs across the GTA in 2026

I called 14 cleaning companies last week for a deep clean on a 2-bedroom 1-bathroom home, 800-1000 sq ft:

The high end is usually large condo buildings with concierge add-ons or homes over 1,200 sq ft. The low end is usually companies hiding inside-appliance add-ons. Budget $340-$370 for an honest deep clean of a 2-bedroom in the GTA core.

How to decide

Three questions, then pick:

  1. When was your last professional deep clean? If more than 6 months, book a deep clean.
  2. Is anyone in the house immunocompromised, pregnant, or under 1 year old? Book a deep clean with non-toxic products.
  3. Is your goal maintenance or reset? Maintenance = regular. Reset = deep.

If you are paying for cleaning but it feels like the house never quite gets clean, you are probably booking regular when you actually need a deep. One deep clean + ongoing regular maintenance is the right pattern for most households.

Bottom line

Regular cleans cost $129-$179 in the GTA core for a 2-bedroom. Deep cleans cost $340-$370. The difference is huge in scope, not just price. Pay for what you actually need.
