The Real Cost of Airbnb Turnover Cleaning in Toronto, Scarborough, Etobicoke and North York (2026)

If you're hosting an Airbnb in the GTA, your cleaner is the single biggest lever on your nightly rate and your rating. Get it right and you stay a Superhost. Get it wrong and one bad cleaning review tanks your search ranking for months.

I run a cleaning business based in Scarborough. We service about 40 active Airbnb hosts across Toronto, Scarborough, Etobicoke, and North York. Here's the honest breakdown of what Airbnb turnover cleaning actually costs in 2026 and what to demand from your cleaner.

Why Airbnb turnover is different from regular cleaning

A regular house clean is for the homeowner. An Airbnb turnover is for the next guest who's about to leave you a 1-5 star review. Three things are non-negotiable:

  • Same-day completion within a tight window (usually 11 AM checkout to 3 PM check-in)
  • Linen and towel laundry handled in-house
  • A photo report sent to the host before guests arrive, proving the unit is ready

Skip any one of these and your reviews start sliding.

What honest Airbnb turnover costs across the GTA

Range for a standard 1-bedroom Airbnb condo turnover including linens, towels, restock, and photo report:

City Low Average High
Toronto core $85 $115 $165
Scarborough $75 $99 $140
Etobicoke $85 $109 $150
North York $85 $109 $150

Anything under $75 is a cleaner without linen handling, no photo report, and no SLA on the 4-hour window. That tier loses you the next guest review. Anything over $150 for a 1-bedroom is overpriced unless you're in a luxury concierge building.

What the scope must include

Bedrooms: bed stripped, fresh hotel-grade linens, pillow cases swapped, comforter inspected for stains.

Bathrooms: toilet, shower, vanity, mirrors, fresh towels stocked, soap/shampoo refilled.

Kitchen: dishwasher emptied if needed, coffee station restocked, fridge wiped, garbage emptied.

Living: surfaces wiped, floors vacuumed and mopped, throws and pillows arranged.

Whole unit: trash out, all lights tested, thermostat reset to host preference, key/lockbox confirmed, photo report uploaded.

If your cleaner doesn't do the photo report, you're flying blind. One missed broken lamp or unfilled coffee restock and you're eating a 4-star review.

The Superhost calculus

If you raise your turnover cleaner cost from $80 to $109 (an extra $29), you typically buy:

  • Photo reports that defend you against fake bad reviews
  • In-house linen so you stop paying $20-$40 in laundry for every stay
  • An SLA on the 4-hour window so the cleaner never makes you cancel a check-in

Most hosts who switch from the $80 budget tier to the $109 honest tier see their average review score climb 0.2-0.4 stars within 90 days. That score increase is worth more than the cleaning cost difference in nightly rate uplift.
