What Cleaning Actually Costs in Durham and York Region: Oshawa, Clarington, Newmarket, and Aurora (2026 Pricing Field Report)

I run cleaning crews across the GTA every week. The question I keep getting from new clients in Durham and York Region: do prices change when you cross the 416 line? Honest answer: they do not. Here is what cleaning actually costs in Oshawa, Clarington, Newmarket, and Aurora in 2026.

Flat-rate pricing across all four cities

  • Recurring cleaning: $119 weekly / $139 bi-weekly / $169 monthly
  • Deep clean: $229 (1-2 BR), $289 (3-4 BR), $349 (5+ BR)
  • Move-in or move-out: $189 (1-bed), $249 (2-3 BR), $329 (4+ BR)
  • Post-construction: $349 (small reno), $525 (mid-reno), $725 (full build)
  • Office cleaning: $199/visit or $980/month recurring (3x/week)
  • Airbnb turnover: $99 (studio/1-bed), $129 (2-bed), $169 (3+ bed)

Same numbers across all four cities. Same as Toronto. Supplies, equipment, travel - included. No fuel surcharge. No deep clean upcharge surprise on the first visit.

Oshawa - the biggest city in Durham

Oshawa is the largest population center in Durham Region. Homes range from century detached on the south side near Lakeview Park, to university student housing near Ontario Tech, to newer subdivisions between Taunton and Conlin. Most of our Oshawa work is bi-weekly recurring for working families and move-out cleans tied to lease ends. Pricing for recurring cleaning in Oshawa follows the same flat rate.

Clarington - bigger homes, more wear

Clarington covers Bowmanville, Courtice, Newcastle, Orono. Bigger homes, bigger lots. Most of our work here is deep cleans (twice a year) and weekly or bi-weekly recurring for the larger detached homes. Recurring cleaning in Clarington follows the same flat-rate structure - no premium for size unless the home exceeds 3,500 sqft.

Newmarket - busiest in York

Newmarket has changed dramatically. Heritage homes near Main Street mix with high-end estates in Stonehaven and growing townhouse subdivisions north of the 404. Most of our Newmarket clients book weekly or bi-weekly recurring. Move-out work picks up in late August around school transitions. Recurring cleaning in Newmarket runs the standard $119/$139/$169.

Aurora - the high-end residential market

Aurora has a different expectation than most of York. Estate properties in the Hills of St. Andrews, established detached homes, newer subdivisions in Bayview Wellington. Homeowners here are not shopping for the cheapest cleaner - they want the most reliable one. Most of our Aurora work is weekly recurring with the same team for 18+ months. Recurring cleaning in Aurora is flat-rate.

What gets included on every job

Competitors run a bait-and-switch: $99 quote then $40 extra for kitchen, $20 for bathroom, $15 for supplies. We include all of it: dust and wipe all accessible surfaces, vacuum all carpets and rugs, mop hard floors, kitchen counters and appliance exteriors, full bathroom sanitize, empty trash and replace liners, wipe door handles and switches, polish mirrors, organize visible items, rotating deep-clean focus areas, and a visit summary card.
