What Recurring Cleaning Actually Costs in Toronto, Scarborough, Etobicoke, and North York (2026 Flat-Rate Field Report)

I run cleans across the GTA every week and the question I get more than any other from new clients is: how much should I expect to pay for recurring cleaning? Most operators dodge it. Here's the honest answer for the four cores we run — Toronto, Scarborough, Etobicoke, and North York — and when each cadence actually makes sense.

Flat-rate pricing across all four cities (2026)

  • Weekly: $119
  • Bi-Weekly: $139
  • Monthly: $169

Same numbers across all four cities. Supplies, equipment, and travel included. No "fuel surcharge" sprung on you at the end. No "deep clean upcharge" surprise on the first visit. We quote before we start, you approve, we deliver.

When weekly makes sense

Weekly is for families with kids and pets, busy professionals who entertain often, and anyone who wants the place to never feel "off." If you've got a 2-3 bedroom home with kids and a dog, weekly at $119 is honestly cheaper than the time you'd spend doing it yourself badly on Sunday nights. For Toronto condos with strict concierge protocols in CityPlace, Yorkville, or The Annex, our weekly recurring cleaning in Toronto is the most common booking by a wide margin.

Why bi-weekly is the sweet spot for most

Most of our recurring clients book bi-weekly at $139. That's the cadence where a property never feels dirty but you're not overpaying for cleans you don't need. For 1-2 bedroom condos in Scarborough's STC area or family homes near Bridlewood and Agincourt, bi-weekly hits the right ratio. Our bi-weekly recurring cleaning in Scarborough is the most-booked tier we offer in the east end.

Monthly works for low-traffic homes

Monthly at $169 is the right call for single professionals, empty nesters, or anyone with a small condo who keeps things tidy on their own and just wants a deep wipe-down once a month. Most of our Etobicoke clients in The Kingsway or Mimico go monthly — they're not in their place enough to need more frequent service. Monthly recurring cleaning in Etobicoke covers a 45-point checklist with a rotating focus area each visit so nothing gets stale.

What's actually included on every visit

This is where competitors run their bait-and-switch. They quote you $99 then charge $40 extra for the kitchen, $20 for the bathroom, $15 for "supplies." We include all of it:

  • Dust and wipe all accessible surfaces including shelves and decor
  • Vacuum all carpets, rugs, and upholstered furniture
  • Mop all hard floors with floor-appropriate cleaner
  • Kitchen counters and appliance exteriors (fridge front, microwave, stove top)
  • Full bathroom sanitize: toilet, sink, tub, mirror
  • Empty all trash and replace liners
  • Make all beds, tidy visible clutter
  • Wipe door handles, light switches, knobs
  • Polish mirrors and glass surfaces
  • Organize visible items per your preference log
  • Rotating deep-clean focus area each visit so nothing is neglected
  • Visit summary card so you know what was done

That's 45 line items per visit. Same crew, every time. No surprise upcharges, ever.

How North York stacks up

North York runs the same flat rate as Toronto core — $119/$139/$169. Most of our North York recurring cleaning bookings are in Willowdale, Don Mills, and Bayview Village, where bi-weekly is the default cadence. Larger detached homes in Bridle Path or Hoggs Hollow tend to go weekly because of property size and pet load.

LTV math: why recurring beats one-offs

A one-off deep clean across the GTA runs $229-$349 depending on city and condition. If you do one of those every 8 weeks, you're spending $1,500-$2,300 per year. Bi-weekly recurring at $139/visit = $3,612/year — but you're getting 26 visits instead of 6 deep cleans. Per-visit you're paying 60% less and your place is never in a "needs deep clean" state because we maintain it. That's the math we walk through on every first call.

Bonded, insured, background-checked — every cleaner

Every cleaner on the GTA crew is bonded, insured, and background-checked. We bring all supplies, all tools, all products. Pet-safe and hypoallergenic options on request — no upcharge. Booking takes 30 seconds: tell us your address, property size, and preferred cadence, and we send a confirmed flat-rate quote within the hour at procleaningpros.ca/get-quote.

Cancellation policy: 24 hours notice, no fees, no penalty. Skip a week, hold your slot. Switch cadence anytime with no contract penalty. We're a family-run Scarborough operation that's been doing this since 2018, and the recurring book is what pays the bills — which means we treat every recurring client like the most important customer we have. Because you are.
