Real estate investing involves more documentation, analysis, and communication work than most people expect before they start. Offers, LOIs, due diligence checklists, investor updates, property management instructions — all of it takes time that isn't finding or closing deals. These prompts handle the paper work.


Deal underwriting summary

Turning raw numbers into a decision-ready analysis:

"Help me underwrite a real estate investment deal. Property type: [SFR / small multifamily / commercial / etc.]. Purchase price: $[X]. Estimated ARV: $[X]. Renovation budget: $[X]. Financing: [cash / hard money at X% / conventional at X%]. Expected hold period: [flip / BRRRR / long-term hold]. Projected rents: $[X/mo]. Operating expenses (vacancy, taxes, insurance, management, maintenance, capex): [list or estimate %]. Run the numbers: calculate NOI, cap rate, cash-on-cash return, projected profit or IRR. Underwriting tells you if the deal works. Pressure-testing tells you if your assumptions are realistic.
