What you actually need
Just the property’s postcode. The register returns the current valid certificate (if one exists), the rating band, and the assessment date — no account, no payment, no assessor visit needed to look up an existing record.
If there’s no valid record
A property with no EPC on record, or an expired certificate (they’re valid for 10 years), doesn’t have a current rating to check — that’s a separate, more immediate gap than a low rating, since a valid certificate is required to legally let the property at all.
