Your Building Is Leaking: Coat It or Grout It?

Water leakage is a common maintenance problem in housing societies, especially during the monsoon. But before approving another waterproofing quotation, ask: where is the water actually coming from?

Waterproof coating and injection grouting solve different types of problems. Choosing the right method starts with identifying the root cause.

1. Not every leakage needs waterproof coating
   Water can enter through terraces, external walls, plumbing lines, construction joints, expansion joints, or structural cracks. The visible damp patch may not be the actual source.

2. Waterproof coating protects exposed surfaces
   Coating is commonly used on terraces, balconies, podiums, external walls, and other surfaces exposed to rain or standing water. It works best when the underlying surface is sound.

3. Injection grouting treats internal leakage paths
   Grouting seals cracks, joints, voids, and water paths within concrete. It can be particularly useful in basements, lift pits, retaining walls, and areas where the external surface cannot be accessed.

4. Wrong diagnosis leads to repeated expenses
   Applying a coating when the actual problem is a plumbing line or internal crack may only provide a temporary solution. Repeated repairs can cost more than properly identifying the problem at the beginning.

5. Assessment should come before quotations
   Before selecting a contractor, societies should review the building condition, previous repair history, crack patterns, leakage location, and likely water path. The solution may involve coating, grouting, plumbing repairs, structural rectification, or a combination.

**Before approving waterproofing work, committees should ask:

• Where is the water actually entering?
• Is the problem on the surface or within the structure?
• Has the leakage been properly assessed?
• Are vendors quoting for the same scope of work?
• Will the proposed solution address the root cause?**

The objective should not be to choose the cheapest waterproofing method.

It should be to choose the right solution for the actual problem.

When diagnosis comes first, waterproofing becomes more durable, repeated repairs are reduced, and the society gets better value from its maintenance budget.
