AVENEW Development and Marriott International have confirmed The Ritz-Carlton Residences for Dubai's World Islands, on the Hawaii cluster of the 260 man made islands off the Jumeirah coast. Homes will be a mix of standalone villas and low rise two and three bedroom units around private beaches and open sea views. AVENEW has not released prices, unit counts or a timeline. Sales open in 2027, when the booking amount and payment plan will be revealed.
A long quiet archipelago gets a big name
Launched by Nakheel in the mid 2000s, The World stalled for years after the financial crisis, with few completed projects beyond the Heart of Europe resort. A Ritz-Carlton deal signals confidence from a major operator.
The project also extends Dubai's branded residence boom, where hotel management and resale value draw a premium, now applied to a private island rather than the mainland shore.
What buyers should watch
Pricing at the 2027 launch, access to the Hawaii cluster, and the size of the release will decide how the scarcity story holds up.
