MyZubster Tokenization: Building a Digital Real Estate Layer

Real estate is one of the largest asset classes in the world, but accessing it traditionally requires significant capital, paperwork, intermediaries, and long holding periods.

MyZubster is exploring a different model:

What if real-world property exposure could be represented through digital tokens and connected to an open-source infrastructure?

The latest MyZubster experiment focuses on real-estate tokenization, starting with Singapore and creating a technical foundation that could later support properties in other markets.

The important point is that this is an experimental tokenization platform, not a guarantee of investment returns.

🇸🇬 Starting With Singapore

The current example focuses on a portfolio with a declared value of approximately:

$800,000 USD / 1.08 million SGD

The article describes an annual yield target of 40,000 SGD, equivalent to approximately 3,333 SGD per month.

The portfolio currently includes two active token concepts:

  • MBFT — Marina Bay Tower
  • SRET — Singapore Real Estate

The article also describes four planned token concepts:

  • WRMV — W Residences Marina View

🪙 What Does Tokenization Mean?

Tokenization means representing an asset, or rights associated with an asset, through digital tokens.

The difficult part isn't simply creating a token.

The important questions are:

  • What does the token legally represent?
  • Who owns the underlying asset?
  • How are investors protected?
  • How are distributions calculated?
  • Where is ownership recorded?
  • How can tokens be transferred?
  • What regulations apply?

A serious tokenization system therefore needs both software infrastructure and a compliant legal structure.

💰 The Current Token Model

According to the published model, the initial token concepts use a nominal price of 1,000 SGD per token for the Singapore properties.

For example, MBFT is described with:

  • 8,000 tokens;
  • 1,000 SGD per token;
  • a stated annual yield range of 5–7%.

SRET is described with:

  • 10,000 tokens;
  • 1,000 SGD per token;
  • a stated annual yield range of 4–6%.

These are project specifications, not guaranteed financial returns.

The broader architecture is designed around multiple tokenized assets.

The published roadmap contains six token concepts:

🔄 MYZ and Tokenized Assets

One of the interesting components is the proposed swap layer.

💬 Notifications and P2P Messaging

Three development bounties are also highlighted in the project:

  • Token Balance Endpoint — 0.05 XMR
  • Email Notifications — 0.05 XMR
  • P2P Messaging System — 0.07 XMR

Total reported bounty rewards:

0.17 XMR.

These contributions show how the tokenization platform is being developed as a complete application rather than simply a collection of blockchain tokens.
