I've been painting and renovating in the Bahamas since 1992. I've walked into the aftermath of jobs like hers more times than I can count. Half-finished rooms. Deposits gone. Homeowners standing in their own houses feeling like strangers.
Here's what nobody in the trade will tell you: bad contractors don't look like bad contractors. They show up on time for the first meeting. They talk well. They have a truck with a logo and a clipboard. The difference between the one who finishes and the one who vanishes is invisible — unless you know exactly where to look.
I'm going to give you five questions. Not the ones you find on Google. These are the questions I would ask if I were hiring someone to work on my own house. Each one is designed to make a bad contractor reveal himself — not by what he says, but by how he says it.
Question 1: "Can I see the last three jobs you finished — not the one you're on now?"
Every contractor has a current job they'll happily show you. It's clean, it's active, the homeowner is still hopeful. That's not what you need to see.
You need to see jobs that are done. Walk through them. Look at the corners. Look at the transitions between materials — where tile meets wall, where trim meets ceiling. Those transitions are where the painter has to fix everyone else's mistakes. If they look clean, someone cared. If they look like someone gave up, someone did.
A contractor who can't produce three finished jobs you can visit is telling you something without saying it.
Question 2: "Who's actually going to be on site every day — you or a crew lead?"
The person sitting across from you at the estimate might never pick up a tool on your job. That's not automatically a red flag — plenty of good contractors run multiple crews. But you need to know the name of the person who will be there, and you need to meet them before you sign anything.
I've seen too many situations where the owner sells the job and then hands it to a crew lead who wasn't in the room for any of the promises. The homeowner spends the next six weeks negotiating with someone who never heard the original conversation.
Get the name. Meet the person. Look them in the eye. If the contractor won't arrange that, walk.
Question 3: "What's your process when something goes wrong?"
Every renovation hits something unexpected. You open a wall and find rot. The subfloor is worse than anyone thought. The material you picked is backordered six weeks.
A good contractor answers this question with a specific system. "I call you immediately, we discuss options, I send a change order by email before any extra work starts, and you approve it in writing."
A bad contractor says some version of "we'll figure it out" or "don't worry, I've been doing this a long time." That's not a process. That's a prayer.
Question 4: "Can I see your estimate breakdown — line by line?"
This one separates professionals from salesmen instantly.
A real estimate has line items: demolition, rough framing, drywall, paint prep, paint, trim, cleanup. Each with a number next to it. You can see where the money goes.
A vague estimate — "Kitchen renovation: $38,000" with no breakdown — is a blank check you're signing. You have no way to know if the price is fair, and no way to hold anyone accountable when something gets skipped.
