A good real estate agency website does four things for the broker. It shows what the property costs per month with condo fees and IPTU property tax, lets the client book the viewing in an open slot and signs up owners with a form that collects what the valuation needs. After the contract, it hands over a reissued boleto, the Brazilian bank payment slip, and the owner statement without anyone having to ask on WhatsApp.
To see which sites do these four things, we reviewed seven Brazilian agency websites on October 31, 2026: two large networks, two regional agencies and three small ones, in seven cities. We opened the home page, one listing, the list-your-property page and the client area where there was one. Everything below is what the page showed that day.
Which sites did we review, and what does each one do?
| Site (reviewed 10/31/2026) | City | Viewing | Owner intake | Client area | Platform |
|---|---|---|---|---|---|
| Lopes | São Paulo | Weekdays and time of day, no exact time | Name, email, phone, postal code | Not seen | In-house |
| Auxiliadora Predial | Porto Alegre | Open day and time | Type, deal, postal code | Portal; boleto copy via WhatsApp | In-house |
| Ibagy | Florianópolis | Pre-booking, then contact | Type and preferred contact | Boleto, statement, maintenance, move-out | WordPress and Vista |
| Tantus | Curitiba | Message or WhatsApp | Full form with photos | Boleto and statement | Kenlo |
| Galvão Imóveis | Jundiaí | Free-text field "Data da visita" | Full form with asking price | None | Union |
| Rever Imóveis | Campinas | Open day and time | Address and price | SMS login | Flip CRM |
| Kamanzi Imóveis | Goiânia | Day and time, 8 a.m. to 8 p.m. | Not seen | None | 100Bug.app |
Three of the seven let the client choose the viewing time. Two have a client area with boletos and statements. None accepts payment on the site, shows its Google rating or has an assistant that answers outside business hours.
Does the listing show the full monthly cost?
The large networks show it in detail. A 29 m² apartment on Auxiliadora Predial appears with "Aluguel R$ 2.800" (rent), condo fees of R$ 507, IPTU of R$ 140 and "Total R$ 3.447", plus the total with rental guarantee insurance and with Credpago. Ibagy adds rent, IPTU, fire insurance and the garbage fee into a "Valor Total Aprox." (approximate total). Lopes shows the price, the price per square meter, condo fees, IPTU and 73 photos of an apartment priced at R$ 2,350,000.
The small sites vary. Rever and Kamanzi show condo fees and IPTU. On Galvão Imóveis, a R$ 550,000 house has "IPTU: -" and "Condomínio: -", with no figure for either.
The total on the listing answers the first question almost every tenant asks the broker, so the client arrives at the viewing knowing the property fits the budget.
Can clients book a viewing on their own?
Three sites show open slots. On Auxiliadora Predial, a listing tagged "Agendamento Digital" (digital booking) opens a window that says "Para agendar sua visita, escolha um dia e um horário" (to book your viewing, pick a day and a time), with five days and slots every half hour. On Rever Imóveis, the client picks a day on a calendar and then a time between 8 a.m. and 5 p.m. Kamanzi Imóveis puts "Agende sua visita com nosso corretor" (book your viewing with our broker) on the listing itself and offers slots from 8 a.m. to 8 p.m., Sunday through Saturday.
In all three, confirmation still depends on a person. Rever warns that "após a solicitação" (after the request) the client should wait for confirmation, and Kamanzi writes "Entraremos em contato para confirmar sua visita" (we will contact you to confirm your viewing). On the other four sites the viewing is a request. Lopes asks for weekdays and a time of day. Ibagy calls it "pré-agendamento online" (online pre-booking) and tells the client to wait to be contacted. Galvão has a free-text field, "Data da visita" (viewing date). Tantus offers a message or WhatsApp and lists its hours as Monday to Friday, 8:30 a.m. to 6:30 p.m.
The time slot matters because a reply loses value quickly. In a study published in Harvard Business Review, companies that tried to contact a prospect within an hour were nearly seven times as likely to qualify the lead as those that tried after the first hour. If the client books the viewing without help at 10 p.m., nobody has to beat the one-hour window. The case study describes how one agency cut its response time from six hours to eight minutes.
What should the owner intake form ask for?
The form should ask for what the property valuation will need. The sites differ widely here. Lopes asks for name, email, phone and postal code, and offers a separate "Calcular valor do meu imóvel" (estimate my property's value) button. Auxiliadora adds property type and deal (sale, rental or both) and promises "Anuncie Grátis: Pague Só Depois de Alugar ou Vender!" (list for free and pay only after you rent or sell).
Tantus and Galvão ask for the property details in one form. Tantus wants the purpose, type, sale or rental price, condo name, condo fee, whether financing is accepted, address, areas, bedrooms, suites, parking spaces and "Anexe suas fotos" (attach your photos). Galvão asks for all that and makes "Valor Pretendido (R$)" (asking price) mandatory.
A long form loses some owners, and a short one forces the broker to call and ask everything. A two-step form avoids both. The owner first gives contact details and the property type, then gets a link to add photos and figures when there is time.
What is the client area for?
The client area takes the requests that come back every month out of the WhatsApp queue. Ibagy has the most complete set in the sample, with a tenant handbook, maintenance requests, a copy of the tenant's boleto, the owner's account statement and income tax report, the reserve fund and the move-out notice. Tantus links to a portal with "2ª via de boletos e o extrato do proprietário" (boleto copies and the owner statement).
Auxiliadora Predial has a portal with a login, but the "2ª via de boleto" link at the top of the site opens a WhatsApp chat. Rever has an SMS-code login, and the page showed no boleto or statement. Galvão and Kamanzi only have the brokers' login to their CRM.
No site takes payment. The boleto exists, but the client cannot pay the reservation, the deposit or the first month's rent by Pix or card on the property page, or track the payment afterward.
Where does the CRECI number go, and why must it be there?
The law requires it. Law 6.530/1978, art. 20, item IV, forbids brokers and agencies from advertising their business without stating their registration number. COFECI Resolution 1.065/2007 requires a company's number to go with its name, with the acronym CRECI and the letter J, at a size of at least 25% of the name.
All seven sites comply. Tantus and Galvão put the number at the top, next to the logo, and Tantus also declares it in its structured data as the company identifier. The other five put it in the footer.
Can search engines and AI assistants read the site?
Tantus, on the Kenlo platform, publishes its listings with the RealEstateListing and Offer types and an llms.txt with the agency profile and properties "atualizado a cada 30 minutos" (updated every 30 minutes). Auxiliadora marks up its listings with RealEstateListing and Offer, but declares 39 m² in the structured data for a property the page shows as 29 m². Rever uses RealEstateAgent on its home page. Lopes marks the apartment as SingleFamilyResidence, with no price. Galvão and Kamanzi have no structured data.
An llms.txt file is still rare. Only Tantus had one with content, and Ibagy's opens empty. We explain what the file is for, and what it is not for, in what llms.txt is.
No site yet lets an AI agent check open times and request a viewing for its user. In our October 2026 census, only 1.6% of sites in Brazil, Argentina, Chile and Mexico had an MCP server that answered.
How much does a real estate agency website cost?
Real estate platforms charge a monthly fee for the CRM and sell the website alongside it. Kenlo, for example, lists its Prime plan, for an independent broker or a small team, at R$ 247 a month on annual billing, with setup priced on request and Kenlo Sites offered separately on the same page. Jetimob does not publish prices. A custom site with scheduling and a client area costs from R$ 7,000 to R$ 20,000 or more, according to Izynet, plus R$ 100 to R$ 500 a month for maintenance.
INITE Portal is a fixed package with what the seven sites lacked. It includes up to eight service pages, scheduling with reminders, online deposit payment or billing, a client area with the status of each viewing, offer or contract, an assistant that answers after hours and hands the conversation to the broker, and structured data that AI agents can read. The price and timeline are on its page. It runs on the same technical base as INITE Estate, our system for real estate agencies, and we describe how we built it in we built the same product twice.
How do you put together the website brief?
- Write down the three questions the broker answers most on WhatsApp. Each one needs an answer on the listing: total cost, whether pets or financing are accepted, when the property can be visited.
- Set the viewing schedule by broker and by property, with real times, and let the client choose within it.
- Split owner intake into two steps, with contact details and property type now and photos and figures through a link later.
- List what tenants and owners ask for every month, such as a copy of the boleto, the statement, maintenance and the move-out notice, and put it in the client area.
- Put the CRECI number next to the name as well as in the footer.
- Before launch, run the current site through the INITE website check and keep the report to compare with the new one.
The same criteria apply outside real estate. The article on construction company websites, which reviewed US sites on the same day, finds the same things missing, such as a price before the first call, a set viewing time and a job-status page after the contract.
