UAE Rent Increase Rules 2026: RERA Rental Index and Tenant Dispute Rights

In Dubai, your landlord cannot raise your rent by whatever amount they like. The legal maximum is set by the RERA Rental Index and depends on how far your current rent sits below the average rent for similar properties: 0% if within 10% of average, up to 20% if more than 40% below average.

Your landlord must also give at least 90 days' written notice before your renewal date, delivered by registered mail or notary public, not a phone call or WhatsApp message. If they skip the notice or demand more than the index allows, you can dispute it at the Rental Dispute Settlement Centre (RDSC).
