The biggest surprise in Spain’s 2026 apartment market isn’t just that prices vary — it’s how extreme the gap is. On the same snapshot date, Linares sits at a median asking price of just €80,566, while Calvià reaches €725,097. That’s not a small regional difference; it’s a completely different market.

At the affordable end, El Ejido comes in at €95,214 and Lucena at €114,745, showing that budget-friendly options are concentrated in regional cities rather than Spain’s headline destinations. On the premium side, Sitges posts €646,972, Ibiza climbs to €705,566, and Calvià tops the list. For buyers, that spread can change everything from the type of home to the long-term investment strategy.

The yield data adds another layer. El Ejido stands out with a gross yield of 18.33%, while Sitges is much lower at 3.78%. In other words, the cheapest cities aren’t automatically the weakest markets — and the most expensive ones aren’t always the best for income-focused buyers.
