European Apartment Prices Compared in 2026: Where Median Sale Values Stand

The most surprising finding? Portugal had the highest median apartment sale price in this six-country comparison — and it wasn’t close. In the 25 Apr 2026 snapshot, the median apartment in Portugal sold for €334,472, while Great Britain sat at the bottom at €183,617. That’s a huge gap for anyone trying to compare entry points across European city markets.

The middle of the pack was tighter, but still meaningful. Germany came in at €249,938, Italy at €232,910, Spain at €224,608, and France at €203,612. So while these markets may look similar at a glance, buyers are still facing very different capital requirements depending on where they start.

For relocators and cross-border investors, this is a reminder that “Europe” is not one apartment market. Median sale values give a cleaner view than national averages because they’re grounded in city-level medians, making them especially useful for comparing real buying power and market entry costs.
