Most Affordable 3-Room Apartments in Italy for Family Buyers

The most surprising finding? Italy’s most affordable family-sized apartments aren’t spread evenly across the country — they’re heavily concentrated in the south and Sicily. In the 23 May 2026 snapshot, Reggio Calabria leads with a median asking price of just €68,847, while Taranto and Messina both sit at €74,706. For families trying to buy a 3-room apartment, that’s a very different market from the national “Italy is expensive” stereotype.

What stands out is how far below six figures many of these markets still are. Alessandria comes in at €77,636, Catanzaro at €80,566, and Catania remains under the €100,000 mark at €95,214. Even the higher-priced cities in this group, like Genova at €115,722, are still relatively accessible compared with major northern hubs.

Affordability tells a similarly encouraging story. Several cities cluster between 1.4 and 1.8 years of household income, suggesting that price alone doesn’t capture the full picture for family buyers. In other words, a slightly pricier apartment can still be workable if local incomes support it — and that’s exactly why city-by-city analysis matters.
