UK Apartment Prices and Yields by Room Count in 2026

The most surprising thing in this UK apartment snapshot? Bigger flats get dramatically more expensive, but they don’t keep up on yield. In the 16 May 2026 data, 1-room apartments delivered the strongest average gross yield at 8.69%, while 5+ room units fell to just 4.18%. That’s a big reminder that in property, size doesn’t always mean better income performance.

The price ladder is just as striking. Median sale prices climb from €149,925 for 1-room apartments to €207,201 for 2-room units, then jump to €321,752 for 3-room flats. At the top end, 4-room apartments sit at €567,698 and 5+ room homes reach €688,988. Rents do rise too, but not enough to offset the faster increase in purchase price.

In other words, smaller apartments are doing the heavy lifting for investors focused on cash flow, while larger units look more like capital-heavy plays. Median rent moves from €976/month for 1-room apartments to €3,064/month for 5+ room stock, but the yield curve still slopes downward as room count increases. That makes the trade-off pretty clear: compact units offer stronger income efficiency, while larger flats require much more upfront capital.
