One solution to the home office problem is to share it with another room. I've found that sitting at a desk at home never feels right because it's not exactly the same as the one at work, and I end up not wanting to use it.
Instead, I'm sitting on my sofa in the living room with my feet up on a footrest and my keyboard on my lap, looking across the room at my 4K TV. I could use a wireless keyboard and mouse but I prefer my mechanical keyboard so I run a USB extender cable across the room.
It's not pretty, but it's very comfortable. Even if I do set up a separate home office the layout will be just like this, only smaller.

It's a possible solution, given that you enough rooms and one that you can separate from the rest - if there are others at home.
