What Is the Oleh Purchase Tax Exemption and Why It Matters Right Now

The Oleh purchase tax exemption offers 0% purchase tax up to ₪1,978,745 and just 0.5% up to ₪6,055,070 on a sole residence, usable from 1 year before to 7 years after aliyah. This is not a theoretical benefit—it is real money off your closing costs, and it is available to you right now if you are making Aliyah in 2026.

For a new Oleh buying a property worth ₪3 million as their first home, the standard purchase tax would run roughly 7-8% of the purchase price. With the exemption applied correctly, you pay zero on the first ₪1,978,745 and only 0.5% on the remaining ₪1,021,255. The savings: approximately ₪210,000-₪240,000 in a single transaction.

The critical document is your Oleh certificate or immigration visa, issued by israel's Ministry of Aliyah and Integration.

Your lawyer will need a copy of this certificate to file the purchase tax declaration. Without it, you do not qualify.

Step 2: Confirm This Is Your Sole Residence (and Will Remain So During the Exemption Window)

Olim who make Aliyah are entitled to reduced purchase-tax rates on the acquisition of a single residential property within specified timeframes. The benefit applies to the first property purchased and is subject to value ceilings. The key word is "single." If you own another residential property in israel—even if you bought it years ago—you lose the 0% rate and drop to higher brackets.

Before you close on a new purchase, sell any other Israeli residential property you own, or confirm with your lawyer that the property you are buying qualifies as your sole residence under Israeli tax law.

Step 3: File the Purchase Tax Declaration Within 30 Days of Signing the Purchase Agreement

The purchase-tax declaration must be file
