What Is Yas Village? Aldar's Yas Island Rental Community, Explained

The North Grandstand at Yas Marina Circuit on Yas Island, Abu Dhabi

Two places with similar names confuse UAE searchers every week: Global Village (a Dubai theme park) and Yas Village (a residential community in Abu Dhabi). This explainer is about the second one. Yas Village is Aldar's develop-to-hold rental housing on Yas Island — and under a AED 3.8 billion programme announced in October 2025 it gains 665 more homes: 217 gated townhouses and villas plus 448 staff apartments. Below: the concept, the location, the expansion maths and what is nearby.

What Yas Village Actually Is

Yas Village — also called Yas Residential Village — is Aldar's rental community on Yas Island. The distinction that explains everything about it: this is develop-to-hold housing. Aldar built it to rent, not to sell, and aimed it at the people who make the island run — young professionals, families, and the thousands of staff employed by the island's theme parks, hotels and mall. In October 2025, Aldar announced a major expansion under a AED 3.8 billion develop-to-hold programme: 665 new rental homes on Yas Island, made up of a gated community of 217 townhouses and villas plus 448 apartments extending the existing staff village. The full picture — unit types, leasing and what is confirmed — is set out in our full Yas Village guide.

Where It Is (and the Name Mix-Up to Avoid)

Yas Village is on Yas Island, Abu Dhabi — roughly 15 minutes from Zayed International Airport and about 1 hour 15 minutes from Dubai via the E11. If you arrived here from a search expecting a Dubai attraction, you were probably thinking of Global Village, the seasonal multicultural park on Dubai's E311. Similar name, different emirate, completely different place: one is a neighbourhood, the other is a theme park.

What Is on the Doorstep

Living in Yas Village means the UAE's biggest entertainment cluster is your local high street:

  • Ferrari World Abu Dhabi, home of the world's fastest roller coaster
  • Yas Waterworld, Warner Bros. World and SeaWorld Abu Dhabi
  • Yas Mall, Abu Dhabi's biggest mall, minutes away
  • Yas Marina Circuit, home of the Abu Dhabi Grand Prix
  • Disneyland Abu Dhabi, announced by Disney and Miral in 2025 (expected — no opening date confirmed)

Day-to-day life is covered by Yas Mall, community retail and the beach clubs along Yas Bay.

Who It Suits — and the Honest Trade-Offs

The pros are obvious: unbeatable entertainment access, Yas Mall minutes away, modern Aldar-managed rental stock, international schools on the island — including Sabis International School - Yas Island and West Yas Academy, both a short drive away — and an airport close enough to make frequent flying painless. The cons deserve equal honesty: it is a drive to Abu Dhabi's Corniche and city centre, public transport off the island is limited, and a rental-focused community has less of an owner-occupier neighbourhood feel than Aldar's for-sale communities such as Yas Acres. Availability runs through Aldar's leasing channels rather than the open sales market, so check with Aldar directly for current units.

Renting in Yas Village: How It Works

Because Yas Village is develop-to-hold stock, there is no open sales market and no individual landlords to negotiate with: homes are leased through Aldar's own leasing channels, and availability changes as units turn over. The unit mix runs from studios and staff-oriented apartments up to family-sized apartments and the new gated townhouses and villas, so the practical step is to check with Aldar directly for what is currently available and at what rent. For island staff, the 448-apartment extension is specifically dedicated to accommodating people who work on Yas Island — one reason the village functions almost like a company town wrapped around the theme parks. Families weighing the move should factor in the island's schools early: Sabis International School - Yas Island and West Yas Academy are both a short drive, and school places, not homes, are often the tighter constraint.

Getting There From Dubai

Drive the E11 south for about 1 hour 15 minutes (traffic-dependent) and follow the Yas Island signs. Without a car, the workable route is a bus to Abu Dhabi Central Bus Station, then a taxi or Yas Express connections onto the island — there is no direct Dubai-Yas Island public bus. Plenty of people do the reverse journey for a Dubai day or evening out; if a beach night is part of your plan, remember that Dubai only allows night swimming at four designated beaches — Dubai's official night beaches guide explains where they are and how the rules work.

Quick Questions

Is Yas Village in Dubai?

No — it is on Yas Island, Abu Dhabi, about 1 hour 15 minutes from Dubai by car.

Can I buy a home in Yas Village?

No. It is develop-to-hold rental stock; homes are leased through Aldar, not sold.

Is Yas Village only for theme-park staff?

No. Staff are a big part of it — the 448-apartment extension is for island workers — but the townhouses, villas and existing homes also serve professionals and families renting on the island.

The Short Version

Yas Village is not a tourist attraction and not a Dubai suburb. It is the residential engine room of Yas Island: Aldar-built rental homes — soon 665 more of them — for the professionals, families and staff who live where the rest of the UAE comes to play.
