The 5 Numbers You Need
- Ask price — what the seller wants ($20,000?)
- Monthly net profit — from the listing, but be conservative
- Transfer fee — Flippa charges ~15% on a sale
- Time to flip — how many months you'll hold (usually 3-9)
- Your sell price — what you think you can flip it for
Plug those in, and the sheet calculates:
- Total acquisition cost (including fees)
- Holding costs (hosting, maintenance)
- Gross profit on sale
- Risk-adjusted ROI (with a discount factor)
- Annualized ROI — the real metric that matters
Example: Content Site Flip
Inputs: Ask $5,000 | Offer $4,000 | Monthly profit $800 | Sell for $7,500 after 5 months
Results: ROI = 55% | Annualized = 132% | Breakeven price = $5,325
