An EPC Band D rating means a property is currently legally lettable (the current minimum is E), but sits below the proposed future minimum of C under the government’s confirmed 2030 policy direction, with legislation targeted for 2027.
Where D sits on the scale
EPC bands run A (most efficient) to G (least efficient). D is the middle of the scale and, in practice, is one of the most common ratings for older UK rental stock — above the current legal floor, but with a real, specific gap to close before any future EPC C requirement takes effect.
What a D rating does not tell you
A Band D certificate on its own doesn’t say what it would cost to move the property to C, or which measures would get there fastest. That depends on why the property scores D — insulation, heating system efficiency, and glazing all factor in differently property to property, which is why Instilus estimates a cost band from the recorded gap rather than presenting one generic number for every D-rated home.
