I've Walked Into 34 Years of Renovations. The First Tool I Look For Tells Me Everything I Need to Know.

The homeowner was standing in her kitchen, arms crossed, looking at a half-finished addition. The contractor had been there for three weeks. The floor was uneven. The walls didn't meet at the corners. She'd already paid $14,000. She asked me to look at it and tell her if it was salvageable.

I didn't need to walk the whole room. I pulled out a speed square, checked one corner where the new wall met the existing one, and set it back down. It was off by nearly 3/8 of an inch over 16 inches. That told me everything.

I've been painting and renovating homes in the Bahamas since 1992. I've walked into the aftermath of bad contractor work more times than I can count. And in almost every case, the signs were there from day one — the homeowner just didn't know what to look for.

Here's what nobody in the trade will tell you: the quality of an entire renovation is visible in the first hour of work. Not in the materials. Not in the truck they drive. It's in the layout. Specifically, it's in whether the person running the job owns a speed square and actually uses it.

A speed square isn't just a triangle of aluminum with numbers stamped on it. It's a layout tool that tells you whether every cut, every angle, and every joint in your renovation is going to line up — or whether someone's going to be filling gaps with caulk and hoping you don't notice. I've watched carpenters freehand cuts because they were in a hurry. I've watched trim carpenters eyeball miters and shrug when they don't close. And I've watched painters — me, usually — get called in to "fix it with caulk" after every trade ahead of them took shortcuts.

1. Ask to see their layout tools before you sign.

3. The layout marks tell the story.

Once work starts, look at the marks on the floor and walls. Are they crisp? Are there reference lines? Or is it just a few pencil scratches? Layout is the blueprint before the build. When I see a job site with no layout lines, I know exactly what I'm going to find three weeks later: crooked walls, cabinets that don't fit, and a homeowner wondering where their money went.

4. The speed square is the tool that catches everything else.
