The 5 Questions That Expose a Bad Contractor
1. "Can I see your last three completed jobs — and talk to those homeowners?"
A good contractor will give you names and numbers without hesitating. A bad one will tell you "privacy concerns" or show you photos instead. Photos are easy. References are hard to fake.
Call them. Ask one question: "Would you hire them again?" The pause before the answer tells you everything.
2. "What's your payment schedule — and is the final payment tied to completion?"
If a contractor asks for more than 30% up front, walk away. The deposit should cover materials to start — nothing more. The final 10-15% should stay in your pocket until every punch-list item is done.
Contractors who demand 50% or full payment before starting are funding your job with your money. That's a red flag the size of a garage door.
3. "Who's actually doing the work — you or a subcontractor?"
There's nothing wrong with subs. But you need to know who's showing up at your house. If the person you're interviewing won't be on site, ask to meet the crew lead.
The contractor who shows up in beat-up work boots with knee pads hanging from his belt is the one who still works. The one in spotless sneakers who pulls up in a sedan? He's a salesman, not a builder.
This is something I watch for on every job site. When I see a tradesman wearing proper gear — knee pads that actually stay on, a respirator that seals — I know he's been doing this long enough to respect what the work does to your body. 5. "What's the one thing on this job that could go wrong — and what's your plan for it?"
Every renovation has a surprise. Rot behind the drywall. Plumbing that's not up to code. A beam that's not where the plans say it is. A good contractor names the risk immediately because he's seen it before. A bad one says "nothing should go wrong" or "we'll figure it out."
You're not hiring someone to figure it out. You're hiring someone who already knows.
What the uninformed homeowner does: Gets three quotes, picks the cheapest one, hands over a deposit, and hopes for the best.
What the smart homeowner does now: Asks these five questions. Watches the contractor's face when they answer. Trusts the hesitation more than the promise.
