I used to think I had a pretty solid understanding of a site once I had the usual stuff in front of me: plans, contour lines, zoning maps, maybe a satellite image. Then I started looking at the same places through 3D city models, and it became obvious how much I was filling in with assumptions.
That changed the way I do site analysis.
A 2D drawing is still useful. I am not replacing it. But when I need to understand how a place actually behaves, a 3D model gets me there faster. It helps me read space, not just data. And for urban sites, that difference matters a lot.

A 3D city model pulls together buildings, roads, terrain, trees, and open space in a way that makes the site easier to read. I do not have to mentally build the place from flat layers. I can just look at it and start asking better questions.
That becomes especially useful when the site is complicated:

- steep ground
- mixed building heights
- awkward street edges

It gets more useful when I pair it with GIS
A 3D model on its own is helpful. A 3D model tied to GIS data is where things start getting really practical.
Once spatial data is layered into the model, I can stop treating site analysis as a bunch of separate checks. Terrain, slope, land use, infrastructure, vegetation, access, and environmental constraints can all be read together.
That matters because most site decisions are not driven by one factor. They are usually a combination of things:
- where the ground rises or drops
- how people get to the site
- which edges are active or dead
- where infrastructure already exists
- which areas are easier or harder to build on In a flat map, these relationships are there, but they are easier to miss. In 3D, they become more obvious. I am not just seeing colored layers anymore. I am seeing how those layers shape the real space.
Sunlight stops being a debate and becomes something I can test
This is one of the clearest uses for 3D city models.
People talk about daylight all the time in planning and design, but without a model, the conversation can get fuzzy fast. Someone says a courtyard should be fine. Someone else says the tower is too tall. Everyone has an opinion, and nobody is fully sure.

Wind and microclimate become easier to think about
Wind is one of those things that gets ignored until somebody has to stand in it.
A 3D model helps me understand how built form might affect ventilation, wind paths, and pedestrian comfort. Tall buildings, narrow corridors, large podiums, and open hardscaped areas can all change how air moves through a site.
I do not treat a basic 3D model as a full environmental simulation. It is more like the setup for smarter questions:
- Are we blocking a useful ventilation path?
- Are we creating a wind tunnel at street level?
- Is there a part of the site that may trap heat?
- Can landscape and building form work together better? If the answers matter enough, then it makes sense to move into CFD or microclimate tools. But even before that, the model already gives me a stronger read on what might be going wrong.
Movement makes more sense in 3D than on a diagram
Access and circulation look very clean in diagrams. Real places usually are not.
A 3D city model helps me understand how people and vehicles will actually move through and around a site. That includes things like:
- approach from transit stops
- visibility of entrances
- walkability of surrounding streets
- service access conflicts
- slope and level changes
- pinch points in pedestrian flow This matters for public buildings, mixed-use projects, and even smaller urban infill sites. Sometimes the issue is not whether a route exists. It is whether the route feels natural, obvious, and comfortable enough that people will actually use it.
The model helps me see that sooner.
It also helps keep sustainability grounded in the site
I like 3D models because they make environmental thinking less abstract.
Instead of talking about sustainability as a separate checklist, I can connect it back to real site conditions: orientation, shading, green cover, building spacing, surface materials, and exposure. That gives a much better starting point for energy studies, comfort studies, and performance-based design decisions.
It also helps prevent lazy assumptions. A project might sound efficient on paper, but once it sits inside its actual urban context, the story can change.
The hardest part is often just building the context model
One reason 3D analysis gets skipped is that context modeling can take too much time at the start.
That is why I pay attention to workflows that reduce setup time. Shapezo is one example I have looked at. For early site analysis, that kind of workflow is useful because it gets the surrounding context in place quickly without turning the whole task into a long modeling exercise.

What I value most about 3D city models is not the presentation quality. It is the clarity.
They help me catch spatial problems earlier, compare options with less guesswork, and have better conversations with other people involved in a project. They also make it harder to oversimplify a site, which is probably a good thing.
For me, that is the real benefit.
A good site analysis should not just describe a place. It should make the next design decision smarter. And 3D city models are one of the most useful tools I have found for doing exactly that.
