"Affordable" in real estate always comes with an asterisk. When people search for affordable plots in Bangalore, they usually want low price per sq ft — but what actually makes a plot cheap also determines how much risk and patience it demands from you. Here's the trade-off, spelled out.

That's not a red flag by itself — it's literally why land here costs less than in Whitefield or Sarjapur Road. But it does mean the legal groundwork (DC conversion, RERA registration, Khata clarity) is less consistently done across the board, so the diligence burden shifts more onto you as the buyer.

The Non-Negotiable Checklist
Confirm DTCP/BMRDA approval — or find out exactly how far from DC conversion the land still is
Check RERA registration if the layout exceeds 8 plots or 500 sq metres
Pull an Encumbrance Certificate before paying anything
Get a written infrastructure completion timeline, not a verbal promise

Affordable plots aren't inherently riskier — they're just less forgiving of skipped due diligence. If you're going to buy on the cheaper end of this list, do more homework, not less.
