Over the past two years, I have noticed that the biggest change in real estate project presentations is not that the renderings have become more impressive, but that people are paying more attention to “presentation efficiency.”
In the past, preparing a marketing presentation for a project often meant gathering a huge amount of material first: site information, surrounding roads, nearby facilities, architectural renderings, physical models, presentation videos, and anything else that could be included. There might be plenty of content, but when it came to communicating with clients, reporting to management, or presenting to investors, the same old problem remained: after listening for a long time, people still could not piece together a complete picture in their minds.
This is especially true for new developments that have not yet been built. The biggest challenge is that people can only “imagine” the project. You may tell a client that the commercial area is here, the school is there, the landscape axis is in front, and the main traffic road is behind. They may hear what you say, but their understanding may not be the same as yours.
In such situations, if you can place the surrounding environment, the relationship between the site and its surroundings, the building volumes, and even the overall spatial experience after completion directly in front of people all at once, communication becomes much more efficient.
This is exactly the problem AI modeling can help solve.
In the past, the hardest part of presentation was preparing the model
Many people still understand real estate presentation as simply “making a few renderings” or “producing a promotional video.” In reality, the most time-consuming part is often the modeling work at the preparation stage.
What you need to present is not an isolated building, but a complete project. You need to include the surrounding roads, nearby residential communities, the location of commercial facilities, changes in terrain elevation, site boundaries, and more. Otherwise, the client sees only a building floating in an empty space, which makes it difficult to develop a sense of immersion.
With traditional methods, this work takes a great deal of time. Even creating a basic model of the surrounding area requires collecting and organizing information, modeling manually, and making repeated adjustments. When the project schedule is tight, with a sales launch approaching, a management presentation pending, or multiple proposals needing comparison, the time pressure becomes very real. Often, the problem is not a lack of design ideas, but that the model cannot be prepared quickly enough.
The value of AI modeling is that it can quickly establish the overall framework
In my view, the most practical advantage of AI modeling is not that it can immediately produce every detail with extreme precision. Its real value is that it can quickly build the spatial framework that is most important for a project presentation.
For a real estate project, the key questions that need to be made clear at the early stage are usually:
Where exactly is the project located?
What is the relationship between the surrounding roads and supporting facilities?
What are the spatial conditions of the site itself?
Once the buildings are placed on the site, do the overall volume relationships work?
Can the scene support a VR or immersive presentation?
If all of this is done step by step using traditional methods, the schedule can become very long. With AI involved, many basic modeling tasks can be accelerated considerably. In particular, the surrounding environment and site model, which used to consume the most time and effort, can now be among the first parts to produce results.
Put simply, the old approach was: “Spend a great deal of time building the foundation, then start the presentation.” The new approach is more like: “Quickly set up the scene first, then add the details.” The entire workflow moves at a different pace.
Why I think it is particularly suitable for marketing presentations
At its core, a real estate marketing presentation is about helping people understand a project more quickly. This understanding is not limited to what the building looks like. It is also about whether the project is convincing within the broader urban context.
When viewing a property, clients usually care less about the lines of the building facade and more about questions such as:
How close is the building to the surrounding properties?
Will natural light be affected?
How far away is the nearby commercial area?
What is the walk from the building to the subway station actually like?
Is the circulation clear and convenient from the main entrance?
It is difficult to explain these questions thoroughly using only floor plans and a few renderings. But once you have a complete 3D scene, many things no longer need to be explained in detail. People can simply move through the scene themselves and understand the situation.
This is why many projects are now moving toward VR property tours and immersive presentations. Compared with “letting me explain it to you,” “letting you walk through it yourself” is clearly more effective.
The same applies to investor presentations. Investors are usually more concerned with the overall value of the project and its feasibility. A model that directly shows the relationship between the site, its surroundings, and the proposed development is much more helpful for forming a judgment than a collection of disconnected materials.
Tools such as Shapezo are convenient because they are lightweight
One category of tools I pay particular attention to is lightweight AI modeling software such as Shapezo. Its workflow is straightforward: first select an area on a map, and then let the AI generate the corresponding model.
The biggest advantage of this approach, in my opinion, is portability.
This does not necessarily mean that no further refinement will be needed. However, during the early stages of project communication, proposal comparison, and marketing preparation, you do not need to commit to a heavy modeling investment from the beginning.
In many cases, simply defining the area, generating the surrounding environment and site relationships, and obtaining a basic model can already move the presentation process forward significantly.
Real estate projects are often changing constantly. The design may be adjusted, site boundaries may be optimized, and the focus of the presentation may shift. If every change requires starting the traditional workflow all over again, efficiency is obviously limited.
By contrast, if you can quickly define an area, generate a basic model, and then continue refining it, the entire process becomes much smoother.
It is not only for clients; it also helps teams develop a shared understanding
Another point that is often overlooked is that AI modeling does not only support marketing. It can also improve internal collaboration.
A real estate project passes through many stages between land acquisition and sales, involving planning, design, engineering, marketing, investment, and other teams. Everyone may be discussing the same project, but they may not have the same image in mind.
Some people focus on the product, some on returns, some on presentation, and others on the project’s relationship with the city. When people do not share the same understanding, meetings can easily become unproductive.
In this situation, a 3D model serves as a very direct “common language.” Once the model is available, many issues can immediately be discussed in terms of specific spatial relationships instead of remaining abstract verbal descriptions.
This is particularly valuable when preparing investor presentations or reporting proposals internally. The ability to establish a shared understanding can make a noticeable difference.
