A practical, no-guesswork process for pricing the jobs you’ve never priced before

6. Build in Contingency — Deliberately, Not Randomly
Unknowns carry risk, and risk needs a number attached to it. Rather than padding the whole estimate with a vague buffer, apply targeted contingency to the specific line items where uncertainty is highest unfamiliar materials, first-time trades, or scopes with limited vendor quotes. A well-documented 5–15% contingency, tied to identified risk areas, is far more credible to a client than an unexplained lump sum.
7. Document Every Assumption
On a data-rich project, your history speaks for itself. On a no-data project, your assumptions are your credibility. Note where numbers came from vendor quote, published index, parametric benchmark and what conditions they assume (site access, schedule, material availability). 8. Have a Second Set of Eyes Review It
