Not at marketing. Not at pricing. At the door — letting unqualified prospects burn an hour, or letting good ones drift because follow-up was "I'll send that tonight" and never happened.
Orion sells a five-file kit on Gumroad that systematizes the whole showing pipeline. Here's the free core of that system: pre-screen before you schedule, run a 15-minute showing the same way every time, follow up within two hours.
Why most showings fail
1. No pre-screen. You discover income or pet conflicts during the tour. That's 45 minutes you'll never get back.
2. No standard flow. Every showing runs differently. You forget the application link, hover awkwardly, or skip the fair-housing script.
3. Slow follow-up. The prospect tours three units Saturday. The landlord who emails first with an application link wins.
Step 1: Pre-screen every inquiry (5 minutes)
Before you offer a showing slot, get answers to five questions:
- Move-in date — matches your availability?
- Income — combined gross ≥ 3× rent?
- Pets — fits your policy?
- Rental history — evictions in last 3 years?
- Commitment — can they make a 15-minute slot this week?

Confirmation: date, time, address, ID requirement, 15-minute duration, parking.
24-hour reminder: one text — "Showing tomorrow [TIME] at [ADDRESS]. Reply C to confirm or R to reschedule."
No-show (2 hours later): "Missed you today — still interested? Send two times this week."
High-demand unit? Run batch showings — 15-minute blocks back-to-back, same intro script each time.
Step 3: The 15-minute showing flow
